Bad Manager
The building is gorgeous and brand new, but the manager is terrible and bad at communication! The building also has a major water leak problem

Actual units are fine. Setting up a tour and getting through the application process was awful. Lots of fees and you constantly have to follow up with management or they won’t reply. Really expensive for the location and amenities which are only open half the time. Only good thing is the maintenance team who are quick and professional. Would not recommend Deco overall

The building itself is fine, some of the advertised amenities are not actually present. As far as I can tell there is no dog run or secure bike storage in the building yet.
My real issue was the application process. It was a nightmare and took over 1 month to get approved. For starters you are charged both an application fee and an admin fee totaling $300 together. Then there is the pet fee and pet deposit fee. They don't list the security deposit, but its the full rent amount for one... month. This is fine, but the application initially has you put down a 1/3 of the deposit without letting you know that there is more deposit required.
I found all of this out the afternoon before I moved in. Adding all the fees and deposits up I was out $2k before ever paying rent. I also had to figure out how to get that money together the night before moving in and also being able to pay rent for the month. I was also told the day before move in that I needed to switch my renters insurance or face an additional fee that would be on my first months rent statement. I ended up paying the first months rent plus fees and deposit with a credit card so you guessed it another $100 fee.
Having paid nearly $500 in fees just to get into the door, I would have expected a better application experience. It should not have taken several weeks to get approved. I tried contacting the management company about this, but I never heard back.
Give yourself plenty of time and keep your options open. Prepare to pay fees that provide you zero value.
