We lived in this apartment for 4+ years and recently moved out of 1-303. Lot of issues with the apartment. They are very nice to you when you rent an apartment. But their behavior is totally the opposite and they try to mint as much money as they can when you move out. If you want to have a peaceful rental experience, do not stay here! Good things: Apartment location situated close to everything. Visually appealing complex. Bad things: 1. Management: The current office team and the manager... operate terribly with absolutely no respect for residents, talked rude to a long time past residence like us, unreasonably charged us over and above in the name of basic cleaning of the apartment. We also lived in another apartment in the same campus and we left the apartment in similar condition after basic cleaning + we had a damaged door from moving and the previous management considered those as part of the wear and tear and refunded our deposit completely. Any place is meant to have basic wear and tear after living in it for so many years and it is unreasonable to charge for every small detailing work they had to do. Beware, this management might not be cleaning the apartment at all in case the previous resident kept it fully clean and would probably turn it over to you as-is. 2. No privacy: The walls in these apartments are so thin and we had constant trouble from the residents below ours to keep our sound low. We had to walk on eggshells and there was absolute lack of freedom and privacy. The lady below started hitting her apartment ceiling (our floor) one night while we were having a private conversation amongst ourselves. 3. Expensive rent: Their rent charges are way above market and increases YoY without any reasonable upgrade in facilities. You can find much better places for that money. Our HVAC was causing several issues every year especially in peak winters and even that was not upgraded with all the rent we were paying.

Great Place, No Real Problems
I've lived here for a few months now and it's been a great experience. I get compliments on the place every time friends come over, and the amenities are incredibly convenient. Staff is very nice and most neighbors are respectful. Only issues have been a little bit of noise from the upstairs neighbor (sounds like they have a kid) and a weird maintenance thing, where we had a water spot on the ceiling. The maintenance guy said he'd have to cut out a bit of the ceiling to fix it or identify the... source, so we moved a bunch of furniture, but he never came back. Must have been fixed otherwise, but a little communication would have been nice. Additional fun perks include the balcony, fireplace, carts in the garage to haul groceries, and package receiving.

Worth the rent!
I have been living at Regency Woods for about a month. I have got to say, it's been pleasant. Before living in an apartment in a Twin Cities suburb, I lived in a VERY rural community in northern MN (population of 91) so I was concerned about having a private place or access to nature.
My apartment is close to 494, 394, and 169, but it really doesn't feel like it. The only noise that I hear is the occasional airplane. I look out of the windows and I see a (biologically legitimate) wetland and... tall hardwoods. I haven't met an unfriendly person yet. I had a couple of maintenance requests upon moving in that took a few weeks to fulfill. The facility was short a maintenance staff member so I can understand how long it took, but that doesn't change the fact that it took a few weeks. It does not sound that this is a typical trend.
There is a pretty good mix of residents: older folks, young folks, and growing families.

Quiet, private, and cozy!
This has been a great building to live in for plenty of reasons. Even though there lots of units here, it feels small and I have yet to meet someone who isn't friendly. I work as a professional naturalist and I am satisfied by the forest, wildlife, and recreational trails surrounding this building.
So far, every visitor that I have had says some version of, "Woahhhh, you landed a sweet spot!" The neighborhood is great and it's not far from the major highways. And despite that highway... convenience, I rarely hear any noise beyond the occasional airplane.
The staff has been great to work with, all very realistic and understanding. Maintenance has been a little slower than I might like... one request was fulfilled immediately,the second request is going on 4 weeks, and the third request took about two weeks to be completed. That being said, there hasn't been very many problems that actually require maintenance's attention.

Clarify policy on current resident moving to another unit
As current residents, we love living at Regency Woods and were looking to transfer to a larger unit. The first time we approached the office, we were told to fill out the prospect form on their website. Why would a current resident need to fill out a prospect form when the office can directly reach us? Even after doing that, we weren't notified when a unit became available and learnt about it (on our own) after it had been occupied. There is a unit showing available now, and we are wondering how... to go about the process. Does Bigos really make its current residents fill out forms on prospect portals? Other Bigos properties we visited were surprised when we mentioned this process. A little help will be appreciated!
