Lease Renewal Lease renewal went relatively smooth. I’m really surprised that during the process there was no incentive to renew the lease: no carpet cleaning, no appliance upgrade, no other types of upgrades.

Look elsewhere
Now that I live here I wouldn't recommend it to anyone. Cushman Wakefield is the current management company. The previous owners and management companies left a mess and C-W can't get caught up. They believe that they only need 1 maintenance man to cover the 2 apartment complexes that make up Three Fountains. The only thing 1 maintenance man can do in this large older complex is to try to keep up with the emergencies. Basically that means that if you can't fix it yourself, you will have to learn... to live with it broken. It only took me 4 very hot days, with multiple calls to the management office in order to get my AC running again. It has been 6 weeks since I put in a request for unplugging the bathroom sink. I doubt anything will ever be done about the light over the kitchen sink or the non-functional garbage disposal. At least the food in the garbage disposal has dried out and no longer stinks if I don't let water go down it, but the bathroom sink now has dead flies floating in the stagnant water. I now have a mud puddle for a front yard because they didn't bother to get proper fall clean up of leaves done so the leaves killed the grass. They leave dead large branches and tree parts lay for months before they do anything to remove them. The management office rarely answers, is closed many weekdays (especially Monday and Friday), and doesn't return messages. I think we have had at least 2 different managers, if not more, since Cushman Wakefield took over (it hasn't been a year yet). The person in the management office is always someone new. All they can do is give you excuses, not solutions. This isn't where they live so they don't care. Health concerns be damned. It is very embarrassing for me to have friends over. They can't believe the conditions I am forced to live in. I find it disgusting. Pretty soon they won't need to worry about people paying their rent, they won't have renters. The apartments are wonderful for people like me with mobility issues. All personal entrances and first floor living. I have a complete basement under my apartment that I can use for storage and laundry. I had a friend repair the stairs down so that the basement could be used. (I haven't seen inside the townhouse development that is also managed by Three Fountains so can't comment on them.)

In decline for the 5 years we've been here
The property itself is in disrepair. The landscaping isn't kept up, the lots are full of holes, trash is often a problem. The pool has been closed for a solid 2 years and before was never clean or managed properly. We have homeless camps around us. Sometimes they bring hoses to hook up to our external spouts to access water, but the tenants pay for that and the police won't come out for that sort of matter - the property manager must call them to come out since we're not enclosed by fencing... - and the property managers won't take action. So you gotta face off directly with people and it is scary. We've had to sit in our cars to wait out the homeless waiting for us to get out. We've had fires, murders, whatever you can imagine happen just on the other side of our porch fence, which is likely to fall down in the next year, but the property manager refused the police last time we had a strange man watching our place. The police later told us he likely was a local character who had just been released from prison and we should be concerned. Unbelievable? Welp, that's what it is like here. No maintenance help, lots of crime, but that rent is due and it will increase every year, even when the place is getting worse.

Save yourself the trouble
Wouldn't recommend to my worst enemy. Lived there a year and everything broke. I didnt really think anything of it until we signed a lease at a new place and realized how bad these things were. We didnt have power in half of our house for 2 weeks. The basement floods whenever it snows or rains. We can hear full conversations or other actives in the neighboring units. Takes days to get maintenance to come fix something. Repairs dont usually include cleanup. They do surprise bug sprays without... notice that doesnt seem to cover the bugs outside that eat you alive. In the spring, they go through all the units and fine folks for damages they find without repairing. They offered us a winter move in special, took it away the following year. We didnt realize it had an expiration date.The most current thing we're dealing with a 900 dollar carpet fine. When my roommate called to ask for information on it, she got screamed at. She called me crying about how she scrubbed the walls, cleaned the house for a week, fixed all the repairs they couldnt get to and still the world wont cut us any slack. I'm just completely burnt out on dealing with them.
