How Is This Rating Determined?

You won’t regret it. Good place and people.

When I first moved in, I posted a good review but later took it down after running into some issues with the old management. But the new team who’s been here longer than any other management while I’ve lived here has done an amazing job fixing up the place. When I saw all the missing lightbulbs were replaced (like 100 of them (I’m serious lol)), I knew we had good people who cared. The staff (especially the property manager Gwen) are friendly, knowledgeable, and hardworking.

There are a few...
downsides, of course, like you might hear your neighbors if there’s absolutely no background noise, but a fan or TV on low pretty much solves that. I think most places in the city have that problem though. You can’t really hear people on other floors because the floors are so thick, and the other tenants are respectful.

The metal doors to the apartments and the entrances you need a code for make it feel safe. The big windows let in so much sunlight. I will say that using a fan aimed at the windows to help with water on the windows helps a lot.

I just renewed my lease for the third time and can't wait to see what they do next. I honestly highly recommend this place. Is it perfect? No, but the management team is really trying to make it the best they can and I really believe they will address any issues to keep you comfortable.

Constant Management/Staff Changes

Lived here for a while and have a few things to warn people about:

1. Homeless issue. Homeless people dig through the trash and leave it out for the wind to blow everywhere. It’s disgusting. They also walk through the parking lot sometimes screaming.
2. Constant management/staff change.
3. The floors will be polished when you move in, which is nice - until the winter when the windows and walls have condensation pouring down them making it peel up. It WILL damage the walls and create mold...
problems. I’m not kidding when I say “pouring”…it’s really insane to see, actually. You will come home to a pool of water from the wall/windows to halfway across the room - seriously.
4. Rusted hand/guard rails on the balconies. I had a guest lean on it and it looked like it about broke. I won’t let anyone go out there without warning them about it.
5. You can hear what is playing on your neighbors phone while you use the restroom.
6. Nothing is really ever clear. For instance, the Pet Policy seemingly changes weekly just depending on how they feel.
7. There are more but this is a lot already.

Don’t get me wrong…the property has its pro’s - it’s why I can’t give a 1/5 star rating. The residents are all nice, the floors are cement which is great for noise reduction for people below/above you, the appliances are new and stainless steel, with the newest staff they have the office open normal times - mostly, firefighters respond quickly when the fire alarm is triggered, and others. They just don’t outweigh the cons. The property would be close to perfect if it wasn’t run so poorly.

Pet Policy

The pet policy section here is inaccurate. I just called (2/16/16) and it's actually $15/month, $300 deposit but they keep $150 of it in the end. I'm so glad I called the management team and inquired because that $150/month pet rent was extremely steep compared to what I've been seeing elsewhere in KC.
