Although we have had management changes, any work orders submitted have all been completed in a timely manner. The front desk has always been helpful and kind when I have interacted with them, and I appreciate the events each month!

Used to be better. Location is awesome.
The Julian doesn’t have a pool or a big fancy lounge. However, it makes up in the quality of the apartments and the neighbors. The location is fantastic as you are right in the heart of Plaza Midwood.
Here is what is frustrating: We’ve had better managers here before RKW bought this from Greystar. The managers were engaging and friendly. They used come to their own social events and interact with their tenants. The Julien partners with a local business called Social Hub to do casual events and... they are absolutely fun.
This place recently decided to use some new app called Alfred. While on the surface this app appears better, it’s not. Payments are still processed through the old website. It’s not intuitive and this app feels like a giant marketing scheme to buy subpar services. Stop trying to sell me on a virtual gym class! What tenant asked for invasiveness?? To add to it, they raise rent by $200+ every yearI don’t want Alfred. I don’t want a poorly made social media app. I want to pay my bill quickly and move on. Don’t sell me on poor quality services when you raise my rates.
They’ve been spamming residents non-stop to review their apartment, so I’m committing to the review as they’ve asked me DAILY through email, the old app, the new app, and even AT MY DOOR.
My summary is this: It’s a high quality simple apartment. What you lack in amenities, you gain in quality of other more important categories — especially location. However, if you want peace from management, consider renting a house. That way, you don’t need to deal with 6 different apps or to learn the name of a new manager every other week.

We used to love it here, but it’s poorly managed now
This used to be a great place to live, but it’s changed a lot since this management company took over. Other neighbors I’ve talked to have similar complaints.
We’ve had a range of issues, from our smoke detector beeping for weeks to a busted AC unit in the summer. Almost every time we’ve asked for maintenance, we have to ask them to come back multiple times because they either make the issue worse or deny that there’s an issue at all until it’s impossible to ignore. Once I told them the... building-wide fire alarm went off at 5am on a Saturday and fire trucks showed up, and they said if that had happened “they would have known about it.”
It’s impossible to get in touch with the front office or the leasing manager? I once called daily for a full week (and emailed a couple of times) and no one answered the phone for something that was time sensitive. On the rare occasion that someone answers the phone or an email, I’ve asked to speak directly to the apartment manager, I’m told it’s absolutely impossible because she manages two properties and “doesn’t have a phone at the other one.” If that’s true, they should have a work cellphone rather than completely ignoring tenants.
Currently, we’re stuck with loud, inefficient window AC units because I asked them to replace our broken thermostat. They didn’t want to do this but I insisted because it frequently took 4-5 hours to cool just 1 degree, and would randomly dip to 50 degrees in the middle of the night. The maintenance tech showed up to do this and didn’t shut off the breaker (shocking himself more than once) to install the new one, which must have blown a fuse because it didn’t work, and then when he tried to install the old one, that one no longer worked at all, too. They sent the regional manager, who wasn’t kind about me asking him to wear a mask despite explaining I’m immunocompromised. He didn’t fix the thermostat.
Today, I woke up to a warm refrigerator. While I’m not an expert, the timing of it has me convinced that a fuse or something WAS blown. Now we have to throw out the $200 worth of groceries that we just bought. I’m trying to call The Julien front office now. I’ve tried about 5 times now, and no answer.
They raised our rent almost $300 this year. I guess they’re using the money on the events they host, or the energy drinks they’re always promoting on their Instagram. I’d rather have the lower rent and a communicative apartment staff.
