I have lived here for over two years and plan on continuing to live here. This is a safe, comfortable, quiet and pleasant community. The service team is excellent and take care of problems in an efficient and timely manner.

These Reviews are Before Complex Changes... Please Read Before Moving Here

I write with sorrow... not because I'm leaving Cortland at RTP, but because as soon as I resigned my lease this apartment went downhill.

1.) Since resigning my lease they have changed leasing staff hours from open Monday- Saturday to open T, Thur, Friday and showing Apt on Sat. Which would be fine if we had a mailroom that we were able to pick up our USPS packages from. Instead we have to wait until the following days that staff come back to pick up a packages and meet their work hours of 10...
am-6pm in which most people are at work to pay the HIGH RENT. But don't worry they will NOT message you saying that you have a package at the front office due to "understaffing". SO don't even think about have friends and family mail you a surprise birthday gift you might not ever receive it.

2.)In the last month my apartment has had a sudden A/C leak and since reading other comments this was a common issues across the complex and in which this months water bill has DOUBLED.

3.)They NEVER clean/pickup/sweep/ OR powerwash the complex hallways, mixed with trash pickup M-F (that you pay for) equals a large increase in the amount of bugs and specifically roaches just crawling around the complex at night.

4.) In your rent you pay a monthly pest control fee. However, they don't spray your apartment monthly. If you want them to come and spray your apartment you have to place a work order every time. Which means if you have roach problem, they will most likely come back because your not spraying the whole building monthly. Only when there is individual problem so they go hide in your "unsprayed" neighbors apartment until they come back because oh lets say a leak. Also the pest control exterminator will NOT spray the outside deck even if you ask (which maintenance will tell you to do). They will tell you that area is not in the complex contract to spray the decks only the inside of the apartment and the outside of the front door thats it.

5.)Parking is not assigned so don't think you're going to always have a park near your apartment building unless you PAY extra for a parking space and with the increased car break in's. It makes you not want to EVER move your car if you find a park in which you have eye sight on your car.

Please look somewhere else. Rent is too high for roaches, lack of parking, car break ins, no mailroom, decreased staff hours, lack of staff period.

2. A/C Leak and Billing Issue: I’m very sorry to hear about the A/C leak and the impact it has had on your water bill. We have addressed the leak and will review your billing issue to ensure it is corrected.

3. Trash Pickup and Cleanliness: We are committed to maintaining a clean and pleasant environment for all residents. I will discuss your concerns with the head of our valet trash team to ensure that trash pickup is handled daily and that the complex is regularly cleaned and maintained. We are also working on scheduling power washing to address the concerns about bugs and cleanliness.

4. Pest Control: We understand the importance of effective pest control and can offer a more comprehensive treatment plan if you are still having an issue.

5. Parking Concerns: Recent changes have been implemented to address parking concerns, and we have seen some improvements. We understand the importance of safe and convenient parking and will continue to monitor and address these issues.

I highly recommend this community to all. All the management, leasing representatives and maintenance team are all supportive and friendly. The community is very eco friendly and pet friendly. The beautification and the greenery environment is very well maintained and I love this community.
