Standard Lease Terms & Policies

- 1st months' rent and Security Deposit paid before move-in
- Minimum lease term: one year

Occupancy Limits:
- Each property has specific occupancy limits based on unit size and local health and safety regulations.
o Occupancy is limited to 6 persons unless otherwise specified.
o Overnight guests are permitted for short stays; however, extended stays (over 14 consecutive nights) must be approved in writing.

Subletting Policy:
- Subletting is not permitted unless explicitly approved in writing by the property management team.
- Any unauthorized subletting or use of short-term rental services (e.g., Airbnb, VRBO) will be considered a breach of the lease agreement.
Renter's Insurance: All tenants are required to obtain renter's insurance covering personal property, liability, and any pet-related incidents.

Fees and Costs:
Application Fee: $60 per occupant
Upon expressing interest I will need the email and full name for all potential occupants and you will receive an invite from directly from the site for a background check etc.
Minimum lease term: one year
For a lease term greater than 18 months, a 3.5% annual base rent escalation will apply.
Security Deposit: 1 month rent (including fees and pet rent as required)
