No complaints here - great community

I've had a pleasant experience at KCH. From Vanessa (leasing agent) to the maintenance and management staff, I've nothing but positive experiences whenever I needed them. The area is safe, quiet, and convenient. And I loveeeee the different food trucks they have visit the property on a regular basis. Definitely one of the best communities to live in, in south Vegas.

Big Money Grab! DONT MOVE HERE

If you want to end your lease on time, you need to give a 60-day written notice OR pay $2800+ to buyout your lease that already ended, or get an eviction on your credit report.

The rates listed are before the $145 monthly lifestyle fee, $15 monthly package locker charge, and all the other monthly charges you’re nickled and dimed for.

They charge you a $175 cleaning fee to move in and a minimum of $110 cleaning fee to move out.

If you or a guest gets their car towed, it’s $400, and you have...
to go all the way to North Las Vegas to retrieve it.

There’s a first floor resident who lets their dogs defecate on her patio. It’s an awful sight to pass by, nothing has been done. It’s been months.

Someone vandalizes the clubhouse monthly. There’s no security personnel on property, so anything goes. I smell cigarette smoke from time to time from a neighboring apartment, even though this is a non-smoking building.

Nothing about this place is spectacular. Management does the bare minimum. Maintenance can’t fix a lightbulb. Just a big money grab.

You can’t count on anything at this property to be consistent other than the deterioration of the property.

The 5 star reviews must be from people who just moved in, I’m sure they’ll be back to edit their reviews.

Was Good until 2023

When we signed the lease there was ample parking. During our stay we’ve seen most of it reassigned to the businesses nearby. Management sent out construction plans to tear out the back and replace the dog walking area with more parallel parking. So now you have construction on the front for Pine Bistro and Snax store and construction in the back to start eventually on the new parking. In the meantime they started towing vehicles without warning, other than sending an email day of when towing had... started, to a location in NORTH LAS VEGAS.

If you have more than one car, don’t move here.
If you have only one car, wait two years at least and check if construction is done.

Better hope you only have one car per unit

Parking is terrible here, there’s not enough parking for residents, only one parking spot per unit. Park out front? 75% chance you’ll be towed

I feel like an idiot for having a lease here.

So to begin: I actively rent from Keller Cactus Hills and will be leaving when my lease terminates, there are several major issues that I have with the property management company, and frankly for what we pay we could do far better. After I move out I will update this section of the review.

The biggest issues I have with the building have to do with their parking situation, and how building management has handled it. When presented with a choice between options that are reasonable versus...
options that are tenant antagonistic the management has chosen antagonistic 100% of the time. They purchased this building knowing about the parking situation and took a system that has worked perfectly fine for 3 years and made it untenable. To add insult to injury they maintain a pool of unallocated spaces and require us to pay $3/day for parking when we already pay thousands of dollars to actually rent the apartment. The lease they inherited for my unit, and renewed without modification, stipulated a spot for each registered resident and the building has basically told us to go pound sand. Communication has been entirely unprofessional, and has left us feeling like we are constantly getting the short end of the stick. For a slum I would expect this but this is a luxury building.

Speaking of luxury, we can move on to amenities. While I am not super into fitness, my brother is. The principal reason we chose Keller Cactus Hills was their gym facilities, specifically the free weights and squat rack. Which they removed because a $5 floor tile designed to break is too much upkeep for their $77 million investment.

Or in reality, and to get to the core of the issue, the building management does not care. They don't care about you. They care about your money and how much of it they can separate from you before you decide that they're a bad bet. The willing ignorance for a $3/day parking spot, the unwillingness to fix a $5 floor tile that is designed to break instead of the actual floor, the $2.50 service charge to _pay our rent_ in the only way the lease allows rent to be paid. It's all tacky.

This place isn't a casino, and yet it's built entirely to separate fools from their money. Boy do I feel like a fool for having a lease here.
