Okay so here's everything you need to know: The apartments themselves are gorgeous, and they apartment super efficient energy-wise. The staff at the office was always polite and kind to me as I was to them. I never had anyone be rude or disregard any concerns. Maintenance IS GREAT about taking care of things who was in your apartment, and when. The Pool is super nice, and the weather is always the best in the USA

In my opinion
Do not recomemend. Ill start from beginning:
When i moved in a year ago they use to do room checks twice a month til the residents complained. Within two months they raised rent Twice! First time they didnt give notice Now i pay more than some neighbors who moved in at same time as me. And we pay more than what the current rate is. To top it off, theres been atleast 3 people who moved out due to BED Bug Infestations that go from room to room. Renters Beware

Hidden Gem in DTLV
I moved here from Minnesota to escape winter after working so much this year. I planned to move to Vegas for a couple of years and I was 100% set on living Downtown. When I saw this unit and location, I knew I wanted to be here. Great location and price! Some other properties were too small (i.e. micro apartments - no thanks) or more expensive for less service and amenities. Starting my search, most reviews I read mentioned Alexis (Property Manager) and Sara (Assistant PM), and they were both... extraordinary. If you're a "city person" like me, living Downtown means you experience everything that comes with it, including noise, but my spot on the East side has been pretty quiet; this whole area is. I enjoy the Downtown activity/vibe, but it's still a private spot here where you're tucked away. Technically there are eight "sides" to the building, because you'll also be either on the inside or outside of the building -- facing surrounding areas (outside) or courtyard and pool area (inside). There are two grills, a fireplace, and gaming area where you can play cornhole with friends. Super chill spot. There are two laundry rooms (Floor 1 and 2) and I haven't had to ever wait; you pay by an easy-to-use app, which is the best. If you order anything online, it'll be delivered to the office, and Alexis and Sara are great at holding it and letting you know when it arrives. Internet AND DirecTV are INCLUDED; unheard of anywhere else I've lived. Internet is fast and reliable too (whether you're a gamer or just surfing the net). My first two electric bills were around $40; great for the summertime where AC is on part of the day and I'm on my laptop. Location is top-notch; Walkability score is 94, so you don't need a car if you don't want. There are three small grocery stores within six blocks, on top of places like 711s, Walgreens, etc. For food, you're right above Eat (DTLV), and across the street from Downtown Terrace, Vegenation, and Carson Kitchen, as well as two blocks from the Fremont Street Experience which has EVERYTHING. I've walked everywhere in this area day and night and feel very safe. This is a secure building where a door code is required to enter, as well as stairwells and laundry room. I've never seen anybody on property that shouldn't be here, and there are on-property residents to assist with security or after-hours concerns (if you got locked out). If you compare places downtown, Park Avenue will win out. I know, because I did the homework myself.

Excellent studio excellent management
I love the studio. It's spacious compared to many others and at a great price. Alexis and Sarah worked tirelessly to get me approved for the apartment. They helped me all the way through filling out the application until I received my keys. They went above and beyond to make sure I had everything squared away and ready to go.
