How Is This Rating Determined?

Decent place for students

Overall this is a very good place and you should definitely consider it if you're looking for something on the cheap side, but also not too worn down or in poor condition. I lived in a 1 bedroom apartment by myself as a graduate student for 10 months. I'll break it down in terms of the positives and negatives

* Positives:
- Very close to UB south campus (~7 min walk to Goodyear hall)
- Close to a number of convenience stores and good restaurants (this is a big plus if you don't have a car)

Maintenance & admin staff are very friendly and do their job properly. Never had any technical problems.
- Fridge & cooker were in very good shape (like new).
- Place was very clean when I first moved in, and the area around the building is always kept sparkling clean.
- Pest issues are taken seriously and dealt with promptly. I never had a problem in that area.
- Snow on the entrance to the building is continuously shoveled and the pathways salted.

*Negatives:
- no curtains. Yup. You have to install your own curtains, which is not ideal if you're only moving to the place for a few months and have to pay a pretty tidy sum to install your own curtains on the 5 windows in the apartment.
- drawers and closets in the kitchen were very old and started to take on a faded rusty color that makes the kitchen look depressing, but they work pretty well.
- Air conditioning is through forced air, which doesn't do a very good job on extra cold days (and there are quite a lot of those in Buffalo). However, you can tough it out on those cold days and just put on an extra blanket.
- High bills. That air conditioning system also tends to draw a lot of power, which means more money to toast those cold toes. You're looking at ~$50-70 in utilities (gas and electric, internet not included) in winter, which is a hefty sum indeed. - Temperature. The place tends to trap heat, which is good in winter, but miserable in summer. You can expect the place to be significantly hotter than outside in the summer. The heat doesn't bother me too much, so I got by just fine with a fan, but you might need an air conditioner if you can't stand the heat .

DO NOT RENT

I would give it 0 stars if I could. The apartments look nothing like the images shown. Not even the building office. It looks run down and old. They made it a requirement for all tenants to have blinds or white curtains but most don't or put up bed sheets. As soon as I was all moved in, my apartment had BEDBUGS and a LEAKY CEILING from the upstairs bathroom. They took about 2 weeks to finally get rid of the bedbugs and management acted as if I was the inconvenience. They took over 3 weeks to fix... the leaky ceiling in the bathroom and temporarily fixed it with a plastic garbage bag and duck tape which one night over filled and fell all over me. There is no AC so it gets ridiculously hot in the summers. In the winters, it is brutally cold since these apartments are old and do not hold the heat in well. Also, you can hear absolutely everything through the walls. I get it is an apartment but I could hear the upstairs neighbors phone vibrate on their bedroom night stand every morning at 5 am to be exact. You can hear every conversation clearly; no privacy at all. Yes it is cheap but the quality of living there is absolutely awful. I would not recommend to anybody.

Decent place

Princeton Court is a decent place to live if you don't have high expectations as there are no real amenities other than one onsite laundry room for the entire complex. It's a fairly quiet place to live, a mixture of grad students, retired people and low income families. The apartments are a bit outdated and have older appliances but are in good condition and maintainence is pretty quick to come around if there is a problem. Overall I'd recommend Princeton Court if you're looking for a simple,... cheap place to live for a short time.

Princeton Courts Apartments.

The apartments are all spacious,studio,one-bedrooms,two-bedrooms,well maintained friendly ,staff beautiful courtyard,short walk to university metro-rail and bus stops,plaza,cinema and restaurants in historical UB south campus area.
