Living At Its Best

I have lived here since it was first opened in the 300 building and have enjoyed every month of living here. Quit, well maintained outside and inside of buildings. Very friendly staff that treats you like family. Occasionally Mr Young is seen on the property and is very friendly talking too.

Hell is other people

These apartments look great with great amenities, but one winter with them was enough for us.

There's gaps in our laminate, kitchen sink was uncaulked, and the windows/doors have poor insulation/seals leading to temperature/ insect issues even when clean and let in smells from outside/other apartments. Low grade flooring, cabinetry, appliances and fixtures. No air filtration originally had us fighting construction dust constantly, I personally had to vacuum inside our air intake to remove paint...
chips and drywall dust that had us constantly dusting. I now have an external filter in front of the intake and no longer battle with heavy dust.

You can hear the neighbor's appliances running, early morning toilet rants or even get into bed in the room above us. scary feature can feel the building structure actually shake if any of the garages below us open or upstairs neighbor drop something hard.

You cannot have much on in living room because the power goes out. We were constantly resetting the breakers until we figure out how we could make our low end gaming pcs work in. The bathtub drains painfully slowly and is a bit finicky to get to seal if you choose to take a bath. The shower/tub has no direct lights to make cleaning easy.

The "cleaning" crew does a minimal job at best. Common area carpets are lightly vacuumed once a month but not deep cleaned since we came here. A resident's dog had an accident in the main foyer and the brown marks remained so far (like two weeks).

There has been a nearly constantly present urine stain from in front of our elevator on the second floor for two months, when the stain got so big that it would be hard to avoid it if you lived so I called and now the stain is shrunk likely because repeat offender. Dog poop cans aren't emptied as frequently as they need be so you can see overflow weekly for the dog owners that are responsible. Elevator is filthy both from dogs and human touch.

LOOKS NICE, BUT....

On first glance these apartments look great - but once you're in.... can be a lot to deal with. Substandard building materials to be considered luxury living. Low grade flooring, cabinetry, appliances and fixtures. Can hear the neighbor's dryer running and - scary feature - can feel the building structure actually flex/shake if the washer load spins out of balance!

In our first month, our hot water tank went out 3 times. 3 separate maintenance visits - finally - replaced the faulty part.

You...
cannot have the TV on and certain lights on at the same time that you turn on the garbage disposal... because the power to half the apartment goes out. Constantly resetting the breakers. Management/maintenance says "guess that's a wiring problem from when it was built."

Then, the furnace electronics went bad. On a one year old furnace?? We had space heaters provided for days because it broke on a weekend.

The bathtub drains painfully slowly. We used multiple bottles of Liquid Plumber during our time in the apartment.

The "cleaning" crew does a minimal job at best. Common area carpets are lightly vacuumed once a month but not deep cleaned in the 2 year stay. A resident's dog had an accident in the main foyer and the brown marks remained for over a month... still there. There are stains in the elevator - assumably from from a resident taking out their leaky trash bags or a food spill. Handprints all over the stainless steel surfaces in the elevator.

If you are a non smoker and live in an upper apartment, and have the misfortune of a smoker moving in below you, you will have to get used to your apartment smelling like an ashtray. You cannot keep windows or your balcony door open without this issue. This property allows smoking on decks, patios and balconies attached to the building.

Living at Edgewater.

I was relocated to Buffalo for work, Jen in the office was easy to work with and accommodating. I Just hope i get to stay here for a few years before getting moved again. My apartment has a great layout and upgrades that i couldn't find anywhere else during my apartment search.

BEWARE

Worst place ever, gave my daughter and husband less than 2 weeks to move out after she notified them they were having a home built. Because her and her husband's lease was up at the end of the month, they thought they would do the right thing and let them know they would be moving by the end a February, maybe a month later depending on whether. She stated you have two options
1: either sign a whole new year lease, and by the way we are taking out the buying a house Claus, were you only have...
to give 60 day notice.
That's going to be removed
Or
2: you sign a whole new year lease and your responsible for the whole year.
2 young adults work 2 great jobs, this is how they are treated. Oh and by the way
Along with the move in weeks because they were put between a rock and a hard place. Having to make a quick decision. Also because they didn't give 60 days notice. They will NOT be getting security deposit of $1200 back, they even received a nice little letter under their door.
