Even being in the nicest unit the property has to offer, I wouldn't do it again.
All in all, we had an ok experience. Definitely wouldn't recommend long term.
CONS: - The property manager didn't disclose the hefty utility charge during our search until we had a handwritten lease (three weeks into the process).
- My first day there was a disaster. The place was a mess and we had to clean up ourselves from previous maintenance work.
- We talked to a cleaning service later that asked if the bath was glazed, as it was stripped and disgusting/discolored, to which we had... responded no. The contact we had said that he recommended to the property manager multiple times to glaze the bath before the next tenants as it was not suitable. He said he thinks the property manager did this to save time and money. Still hasn't been glazed after four months.
- The first few months were rough as we had a lot of mold and bug problems. We contacted the property manager over four times before it was actually fixed.
-It's blazing hot in the summer and freezing in the winter. There is no AC and the windows don't fit a window unit. The heater is SOMETIMES turned on, but don't push your luck. Invest in a sweater and electric heater in the winter.
-Beware of making any maintenance requests, they will come in unannounced (sometimes in the same day). But, mostly weeks after your request. Don't expect getting your problem resolved until the second or third time of them "looking" at it.
- The property manager didn't disclose the hefty utility charge during our search until we had a handwritten lease (three weeks into the process).
- The washer and dryer (2 of each, four total) takes quarters and almost never works. They even bought new ones this year that are always broken.
- The property manager implied that Cincinnati Bell would be the only WiFi option, however, it never worked (with only three devices) and we switched to Spectrum. To put it into perspective, we paid for 10 MPBS but once a technician came out they quoted that we were only getting 2,500 KB, only 1/4 of what we were paying for, and was "surprised" that the property manager was recommending Cincinnati Bell to the tenants since it wasn't a reliable area for them.
- The property manager informed us that there is one spot included in our lease. We also purchased a second spot ($50/month). There are almost never any spots available except for illegal, or almost illegal spots at night. With that being said, the towing fee is $250/day, and the parking spots were way oversold.

Great Student Apartment
Very close to UC campus, and a great location for DAAP students. Building is a little old but the new owners are working hard to make it better and better. Staff is very friendly and and responsive when you need something. The only issue is parking. One car is included in your rent but there are not enough spots for every apartment so it is first come first serve. However, street parking is easy to find. Overall, a great value for college students.
