One of the worst living situations I have ever had. I have lived in multiple cities and I have never been treated so poorly and rudely by the staff. Everything is consistently broken and there are rats in the hallway.

Outrageous noise for months on end!
Have you ever wanted to live at an active construction site?! Then Brewer's Yard is the place for you!
I lived here for 4 years with minimal issues. But the last lease was absolutely a mistake. They are currently renovating the building, and having been doing so for many months, with many months more to come. The sounds of construction begin daily at around 8am and continue all day, with sounds of drills, saws, and jackhammers. Contractors wearing dirty boots track white dry-wall dust through... the building, play music loudly, shout to one another, leave their trash in/around the building, and take up nearby parking spaces for weeks on end. With no sign of stopping, be prepared to deal with this garbage year-round if you sign a lease here anytime soon.
They will ask you to sign a "Renovation Addendum" that says you cannot sue them for noise. Believe me, they mean to use it.
Besides the perpetual construction fiasco, there are plenty of regular issues. The keyfob systems have failed multiple times, occasionally making it impossible to get into the building you're paying for. The garage doors break constantly, I believe one or both of them have been broken more often than they have been in working order.
If you like the sounds of a working railyard, then try to get an apartment on the west side of the building. It directly faces a large railroad track and a stone-cutting business, so in addition to the crazy noise from inside the building, you can listen to the trains outside.
The mailroom is madness. When I first moved in it was fine; packages would be delivered to the office, you'd get a notice, and come down to pick them up. Apparently accepting packages and handing them out was too much work, so they stopped. They installed an electronic locker system, but in speaking with delivery people, its extremely annoying and slow to check in all the packages. In practice, this means that very frequently they simply don't put them in the lockers and dump them on the floor.
The electricity service is not AEP, but through a mandatory reseller, Pioneer Electric. You'll get to experience the pleasure of paying well over market rate plus ridiculous fees for your power service.

Good experience
We lived here for a year, it was good. Not crazy noisy, solid construction (20 year old building so it isn't made of cardboard like the other newer places downtown), perfect location. If you have a dog there are numerous green spaces 1 to 2 blocks away. Nice pool and staff, good mix of tenant ages but definitely lots of people in their mid to late 20s.

Brewers Yard Apartments refuses to cooperate with the post office on the delivery of mail. If you choose to live here your packages will not be delivered.

YOU WILL NOT SEE A UTILITY BILL UNDER $200 IF YOU MOVE HERE!!!
The location is amazing, the staff is friendly and they keep the common areas clean and well maintained.
Rent is less expensive if you compare it to other places in the vicinity of Downtown but the high utility bills more than compensate for those 'savings'. We paid almost $400 bucks a month during the winter and asked the staff to check what was going on but they never got back to us, no one seems interested in solving that problem and its a shame because other than that (very important) issue... I think this place is great.
