Price is unreasonable for barely any amenities, low quality property management, and in this competitive market.
We lost AC during over 90 degree weather and did not receive any concessions for the inconvenience. They claimed to give a window unit as a “courtesy,” but it was the least they could do and that still didn’t fully cool down our place. They love to market towards pet owners, but did not care that our dog was in at least 84 degree heat in our apartment.
You will submit multiple... maintenance tickets before anything is actually repaired. They will close out the tickets claiming the repair is done only for you to continue submitting more maintenance tickets.
Good luck trying to call the office because they only answer less than half the time. Emails will take days before you receive any response/acknowledgment, if you receive one at all. The only way you’ll receive an answer is if you go down to the office and even then they will not help you.

Rental Warning
Pros: The apartments are nice and have a good location with nice views, staff is good. Building feels safe and packages are secure.
Cons: Parking is essentially unavailable unless you want to use the LAZ parking garage which is nearly $100 a month even with proofing you're a resident. This garage is open to the public and used for Red White and Boom, Crew games, etc. The recycling is picked up in the hallways so piles of bags of trash lay in the halls one day a week, and the trash compactor... outside overflows often. Elevators break down more than they should for a building this age. There's arts and music festivals held across the street that will fill the garage and shut down the street to any traffic, incredibly loud and inconvenient.

not what it seems
The landlord is super nice. I will give him that. However, there is no way the walls in the apartment meet the state requirement for sound proofing. In my apartment I can hear regular conversations going on up to 50 feet away outside. There is so much noise outside. Not to mention the gun shots every night, my car got stolen, many others have had there cars stolen / broke into as well. It is in a very bad area. But the place is nice. I would not advise anyone let their daughter live here. There... is also hardly ever any parking anywhere.

Great urban choice
There are so many amenities here. The staff really seems to try and know everyone and they host regular mixer events so you can meet your neighbors. At times there is noise because of the location but that's okay and it is something that they advised could happen. The staff all the way around are very friendly and eager to help. The gym, pool, grill stations, coffee station, package pick up, pool tables and art make this a fun place to live! I highly recommend it!

No Cares Given
River & Rich will look nice, but the company that owns it and most of the staff aren't willing to meet the legal requirements of the state or try to not inconvenience their tenants. Multiple times now they have not given the state mandated 24 hours notice for non-emergency inspection/maintenance. When asked if they could plan ahead and give the state minimum notice or more they refuse and act like you are being unreasonable.
Their emergency maintenance line is a joke, you call some center and... get put on hold constantly. In the likely even the operator cannot immediately contact the maintenance technician they refuse to take a message, requiring you to wait on hold while they try to get in contact with them regardless of what time of night it is.
The other concern I wish I knew about before moving in was that the art community across the street regularly holds outdoor concerts. This was fun when it was less common, but during the summer you can end up with multiple days of blaring music permeating the walls from 10am to somewhere between 8pm and 1am with no way to drown it out.
They have also failed to make it so Amazon can deliver packages past their lobby hours and do not empty the dog waste bins regularly, especially on the weekends, so if you're apartment is within 100' expect a severe odor anytime it's warming than 70 degrees.
There are a lot of other similarly priced and well located apartments downtown, I'd recommend going with one of those. The lack of value management has for their tenants wouldn't make this place worth half the rent it currently is.
