I love this building! When I first got to Dayton last summer finding a place to live seemed impossible but thankfully I got to meet Jewels who patiently showed me around (both Jefferson and St. Clair lofts). She then made sure that I can move in as fast as possible, so I had the apartment within a week. So far, I haven’t had any maintenance issues, but the management and maintenance is always around to fix any issues.

Jefferson Place Apartment
I will start by saying this building has a great location with a great view of NOT so thriving downtown Dayton especially if you have an enclosed high rise balcony. This place is very cheap and the price is negotiable. However, "you get what you pay for." recently bought by a company called American Management and is Managed by a women named Jenny Centers. There is no one working in the office at this location EVER. so you will be responsible for traveling 20 miles to centerville for any issues... you may have, which is their main office. This place is not kept up very well at all and the management has no intentions of renovating or making major repairs to keep this building up to date. Hence why their office is not stationed there. The intercom buzzer does not work so you will have to walk down and let all of your guest in. The small trash shoot is always open causing a horrible smell through out the hallways. There are always downtown locals hanging out in the empty lobby (for whatever reason AND downtown dayton is not the safest place especially at night). Graffiti is written and scratched all over the elevator that usually reeks of marijuana, and the roof of the penthouse has had a consistent leaking problem for years now, causing sewage and overflow which runs all the way to the 5th floor. The central air and heating systems are very old and you should expect to pay $150-$200 a month for electric during the winter for the 1 bedrooms. The apartments get really cold during the winter due to the enclosed balcony and extremely hot during the summer (greenhouse effect). for the 2 bedrooms expect to pay $200-$300 monthly for electric. The building is pretty much vacant. Parking is bad as there are no free parking lots or parking meters close to this building. You will have to pay an extra $60 for parking or constantly put money in the meter during the day. Its a very old building that needs to be renovated badly though American Management chooses to save its money and not do anything about it. They are very standoffish and hostile to their residents and they look for any reason to charge you extra during renting and after. I broke my lease 3 months early and I have been calling and emailing them to pay the outrages fines but of course no one responds. Everything is operated online such as bill pay for rent (20 convenience fee), maintenance request (usually takes 1-weeks), and contacting management (Do not rely on a reply back)
