I wish I had better things to say about this apartment complex. At the time of signing my lease, I was told that I would be charged $100 to clean the carpet at time of move out. When I received my security deposit back, it was $177 to clean the carpet. I do want to say that cleaning the carpet should not be the responsibility of the tenant moving out. That should be standard practice for the complex to foot the bill for carpet cleaning no matter what, and the moving out tenant should NOT have to... pay for that. This is the only leasing company that I know of that will charge for cleaning the carpet. I knew they would try to squeeze any dollar out of me when it came time to return my deposit. I cleaned the unit very thoroughly. I asked for a receipt to prove the cost of carpet cleaning- never received. The units themselves are average, but I found my unit to be muggy/humid constantly. The hallway smelled, all the time. The washer and dryer only take quarters, so you must go to the bank to get the money, which is extremely inconvenient. It makes sense to get a card reader. If you're drying a thick sweatshirt, blanket, or towel, you will have dry it twice which will eat up your money quickly. I started to go to the laundromat because it just became cost effective to go wash elsewhere. I found myself taking out almost $40 to wash because your loads must be small for them to properly dry. The floors, walls, and ceilings are so thin. I was on the first floor, and heard the television, footsteps, and conversation of people on the third floor. The landlord is never around when the office should be open, so I have witnessed people attempting to tour a unit and no one is available, so they leave. I found myself having to reach out to the landlord of a different complex to get immediate answers. The parking lot is not in good condition- pot holes, and no lines. Parking becomes a mess for that reason. The road right outside of the complex is equally bad.

If there's a zero score, I would give it.
Initially the rent is including cable and television fees, and when I renew the lease, the cable and television fees is not including in it! They only tell you the fees are including in rent when you visit first. Then, renewing the lease is a trap. You need to read the contract term by term to make sure the fees are all as what they said.

I have tried three different apartments in the area and the terrace view was my worst experience. I lived in a small one bedroom apartment. It is true that the rent is so cheap and it is close to school, however you and your neighbors have no privacy since the walls and floors are very thin. all the cabinets, bath tubs, and sinks are very very old. I had mice in the house and a lot of weird noises coming out of the old walls and the attic. I definitely do not suggest this place unless you have... no other choice!

Poor Customer Service
I moved into Terrace view apartment 9/25/2016. When I signed the contract, the manager mentioned there will be 80$ charge for carpet clean for everybody move out. However, when I moved into the new apartment, the carpet is dirty and the kitchen is oily. I reported to the office, and scheduled for carpet reclean. However, since we already moved in with furniture, the cleaning guy only cleaned the living room not bed room. We talked to the office again, the manager agreed won't charge the carpet... cleaning money when we move out. However, when I moved out, 80$ charge was taken by the office. When I called the manager, showed them the dirty carpet photo to the manager. The manager said they laid off the previous manager, and whatever she said doesn't count. Without talking about the 80$ charge, they don't care about the inconvenient they gave to their customer. Additionally, they claim they don't know when the photos were taken (however, I have original photo date in the phone).They hold the opinion that they paid fully to the carpet cleaning guy, so they assume the carpet was clean. During the time of staying at Terrace View Apartment, the office is closing always for several days. It is impossible to get in touch of their manager. Additionally, since the apartment is owned by BK property, what the apartment manager said and BK property manager said are always different.

Mediocre - good for the price
Because it is so cheap and close to the university, it is hard to complain - but not impossible. Every finish is cheap, which means that things are flimsy and walls are thin - you can hear everything going on in your neighbors apartment (including their snoring!). And because of the shape of the complex, anyone speaking in the parking lot can be heard clearly. Also because of the thin walls, winters are cold! I've had ice build up on my wall! The windows are old and drafty, which also doesn't... help.
The garbage truck comes very early in the morning and because of the location of the dumpster, it sounds like a gunshot every Thursday morning. That being said, it is a very safe area, right next to a police station and a bike trail, so real gunshots are not a concern.
They've included so few ammenities, which allows the rent to be so low, but there are no dishwashers or garbage disposals and the shared laundry machines are ineffective. There are window air conditioning units in the bedrooms, but it's not really enough during the summer.
However, management is friendly and willing to help and fix anything quickly, so most of my issues come from compromising - it is the best apartment for the price in this location: safe and nice enough, just not very comfortable.
