Really really bad.
The apartment itself is definitely on the nicer end but the massive problems with this complex greatly outweigh the positive. Neighbors are some of the noisiest I’ve ever come in contact with. Quiet hours start at 10 and my upstairs neighbors like to run, jump, move furniture and drop things constantly between 9 and 11 most nights. Dog owners here are the absolute worst. They don’t stop their dogs from barking…. Ever. You can hear dogs barking constantly. Every grassy area on property is... literally covered with smelly dog poop because owners couldn’t be bothered to pick up after themselves. There is one particular owner who ties her two large dogs to a tree and lets them yelp and bark for 20 minutes while yelling at them to be quiet before finally taking them inside. I’ve never seen so many inconsiderate people in one place. It’s been 5 days since I emailed about a noise complaint and I still haven’t received a response. The property management company seems to be really unresponsive. Rent is on the higher end so you’d expect a better experience.

Lazy property manager. Dirty place.
These are nice newer apartments, but the manager Austin doesn't fix anything.(He lives on site) I hate writing negative reviews, but I need to be honest.. I called many times then emailed him about our leaky sink and oven light that would not turn off. I emailed him 11/2020 for the oven light, and Jan 29 /2021 for the leaky sink. He never fixed it.
Hmm we moved out in May can something be on back order that long? (Sink was not fixed, and the oven light). I'm used to getting things... fixed right away. He said for the oven light to unplug the stove it should reset that didn’t work.
I tried calling him several times he must screen my calls or something because he never answers. I left voicemails, and he never returns my calls. I kept all my phone logs, and emails I've sent. I emailed him and he takes a very longtime to respond. We signed a 15 month lease (lease end 5/31/2021) and he put a notice in our mailbox to vacate no option to renew the lease. What's weird is he lives in the apartment complex he couldn't bring us the note to our door. (He usually puts notices on the door) Wow. I've never experienced that before very strange I've always had options to renew or month to month. A day before we moved I called him to let him know we are moving of course he didn't answer my call.. I emailed him he responded saying he will be out of town.that day. Sounds like he was avoiding us.. I didn't think we did anything wrong.. We moved out 5/4/2021. We left before the lease ended because we didn't want to live there anymore. I forgot to say our apartment always smelled like Marijuana because our neighbors below we never complained about it. My 3 year old daughter would smell it. The dumpsters were so nasty it was always full. They need a new property manager. I would not recommend living here. The positives about living here my neighbors were very friendly, and the neighborhood is quiet.

Very quiet and comfortable
I have lived at river valley terrace for a year now, and I absolutely love it. It is a very quiet neighborhood and all neighbors are friendly. I wake up every morning to the sound of the birds chirping!
The manager, Austin, is very helpful and friendly as well! When we leased our apartment last year, he made everything so easy for us.
The apartments are gorgeous. I love the granite counter tops and the hard floors.
I would highly recommend living at River Valley Terrace!
