Let me start off by saying anyone that leaves a positive review of this place is either an employee lying or has incredible luck. This is without a doubt the worst place I’ve ever lived. As others have mentioned, you will hear your neighbors all the time. Our neighbors stomped around their apartment so loudly our apartment would shake and nothing was ever done by management after multiple calls. This wasn’t even someone above us, they were beside us. We were already apartment hunting just 3... months into our lease and could not wait for our year to be up. The worst part however, is how they will take advantage of people. When we moved out, we signed an intend to vacate, which means we would continue to pay rent until it was re-rented or our lease was up, whichever came first. After paying August’s rent, imagine my surprise when I found someone living in the apartment I was still paying for. No communication on this at all. Of course, once I called them out on it they were suddenly able to help and say I don’t owe September rent. This is the only time I had got communication from management in literal months, which I’m convinced is just because they knew they couldn’t ignore this. Once you move in, they will not answer the phones. When moving out, I accidentally locked myself out of the building in 90 degree heat. I called the office to ask to be let back in. I STILL haven’t received a call back. This was nearly a month ago. I got lucky and was able to be let in by a random person walking out. To reiterate DO NOT live here. You are almost sure to regret your decision.

It says property Is EXCELLENT! I THINK NOT
When I first moved here I loved my apartment. But now, Not so much at all! You can hear every single thing from other apartments and I am sure they hear me when I have company over. Luxury apartments, they are not so please DON’T BE FOOLED! The fitness room ha, what a joke. Also, the last two summers, my air conditioning was not working for at least two to three weeks and of course was at it’s hottest! My apartment got so hot it was just unbearable. When I leave and come back home, you really... notice the bad smell in the hallway walking to your apartment it’s really a bad smell will take your breath away!! One more thing, DO NOT LEAVE YOUR SHOES OR BOOTS OUTSIDE YOUR DOOR, ESPECIALLY IF THEY ARE NEW, I PROMISE YOU, THEY WILL GET STOLEN!!!! And last but not least, there is a school on the bottom floor and in the morning and afternoon they are so very very loud!!! They don’t tell you that at all. Then when it came time to renew my lease they raised my rent and not just a little.
I will say one thing, when I first moved here they kept the hallways clean and it smelled clean and fresh, but NOT anymore! I wish I could say the place is great but unfortunately it is not. Please, don’t be fooled like I was. Find a different place!!!

Management going downhill fast
Property management at Lovell Place has taken a nosedive. Here’s a few examples:
Entire building has been lacking AC for several weeks. Apartments feature massive windows and get ungodly hot without AC. Management doesn’t care, responds to messages about it by restating terms of the lease that demonstrate they’re not legally responsible to compensate or discount rent for the inconvenience. Sorta missing the whole point.
I’ve had simple maintenance requests that legitimately take 6 months to... be resolved. Always an excuse, waiting on an order to come in, miscommunication, etc.
Anytime there is an important announcement, management slips paper notes under door handles. If you happen to be traveling or staying elsewhere, you’ll never know that they’re entering your apartment for maintenance, or that you have to move your car out of a certain lot within 24 hours or get towed. This method also makes it abundantly clear to everyone who walks the halls which apartments are not occupied that day or week, leaving theft a real possibility.
Emails to tenants would relieve the issue, but they’ve only managed to send building wide emails twice: once to remind everyone how to pay rent online during the global pandemic, and to reiterate that there was no flexibility or understanding for people who lost their jobs. And another time to promote some sketchy app that will let you pay another $20 service fee to pay rent later in the month if you’re having a hard time affording rent.
At the start of COVID, hand sanitizers were placed throughout the complex to show they cared. I don’t think they were refilled once. They’ve been empty every time I’ve tried to use them from April 2020 to June 2021.
I’m certainly not renewing my lease, and I’m excited to know that Lovell Place will finally have some decent competition in the downtown market when EDDC opens their facilities this summer.
Oh, and “Luxury” living it ain’t.

Lived here for 3+ years
I have nothing but nice things to say. Property management has always gotten back to me, maintenance requests have always been filled, and there is no nicer place to live in Erie when you’re renting at this price range. I’ve always said that as long as I rent a place in Erie I will only live here. During the pandemic I’m not too happy to share laundry facilities with other people, but the particular residents who aren’t being safe. The parking spaces available make it easy to find your lot and... use it consistently, we now have package lockers that are always accessible, and I don’t understand the negative reviews. As someone who HAS lived in a really horrible apartment before moving to Lovell, I know the standards and amenities I need to feel comfortable. There are small things I wish were different but overall I would recommended it 100x over to anyone moving here.
