Rent payment should be received no later than Jan 12. If rent payment is not received within the grace period, the owner reserves the right to issue a 10-day notice to quit for non-payment of rent. Failure to comply may lead to eviction proceedings, potentially requiring tenant to vacate the premises within 30 days, subject to local laws. Security deposit will not be refunded back in once tenant is in default.
