Horrible

Sweetbriar Apartments are the worst place you could rent from. Within the span of almost 3 years we've had 3 water leaks which caused 2 holes on our ceiling that took months to be fixed, both air conditioners broke, our fridge broke, our rent checks were STOLEN and we were accused of not paying and there was never any information posted to the residents about them being stolen, we had rocks thrown through our window, our bath tub has been clogged for days with all kinds of gunk, our closet doors... have broken and came off the hinges at least 5 times and have just been propped up against the wall because we gave up getting them fixed. Within our least week living here we've been inconvenienced more times than we can count by all of this and yet we're STILL forced to pay over $1000 to break our lease. The office is completely incompetent and rude and have argued with us every time we go over there. Also consider yourself lucky if you even get in contact with the office because they leave early or jusy don't come in and aren't ever there on the weekends. So I guess if you like living in filth and dealing with rude office managers then move into Sweetbriar Apartments.

Our experienced and professional Management and Maintenance Team Members work hard to ensure that our valued Residents are happy in their apartment homes.... We have checked our Service Request records and have verified that we responded in a timely manner each time you requested a repair.
We are also sorry to hear that you are unhappy about paying a Lease Termination Fee, however, the terms of breaking the lease are clearly spelled out in the documents you signed when you moved into Sweetbriar Apartments.
Our on-site Office is open Monday - Friday from 9:00 am until 5:00 pm. Our Property Manager can also be reached by e-mail and through the Resident Portal of our website. As many other Leasing Offices in this area, our Office is closed on Saturday and Sunday, however, a Maintenance Technician is on-call 24/7 for emergencies.

PROS - Location, saving on utilities; CONS - Unresponsive leasing office, maintenance issues, outdated

I have lived at Sweetbriar for almost two years in a 1-bedroom unit for the first year and a 2-bedroom unit for the second year. The location is convenient - within 10 minutes of downtown Lancaster, within 5-10 minutes of restaurants and shopping on Fruitville Pike or at the Park City Mall, and very close to Routes 30 and 222. The monthly rent includes water/sewer/trash and gas heat, so the only utility expense I pay monthly on my own is electric (typically $35/$40 in cold-weather months and... $70/$75 in warm-weather months). No central air, only window AC units, which I don't love. Leasing office staff is often not responsive to phone calls or emails (I've heard this from other residents as well), especially if messages are left after office hours. Occasionally, I'll get a call back a week later but often no call back at all. The apartments themselves have a decent size and layout. Some kitchens are renovated (better placement of cabinets & microwave, newer stove, updated countertop & flooring) other kitchens are not. The apartments are generally not updated aside from cosmetic changes (usually just re-painting). Hardwood floors look good. Hated having full carpeting - I always found thousand-leggers/silverfish and it seemed like were coming from under the carpet. Haven't had that issue with hardwood.
Overall, it's a decent apartment if you want to be conveniently located and save on utilities; however, unresponsive leasing office/maintenance, some insect issues, and outdated look will have me leaving after my 2nd year lease is up.
