The neighborhood is super walkable and accessible. I love my unit and can't wait to use the roof deck in the summer!

When I say this was the absolute worst experience I have ever had living in an apartment, I fully mean it. RUN FAR AWAY!! They do not have the capacity to manage so many properties, which you quickly realize if you have ANY issues whatsoever. A list of just some of the issues I had while living in the Hudson Liberties property:
• Our garage card reader (to enter the building once you were in the garage) was smashed by someone trying to break into the building and OCF did not get it fixed for... two weeks. This was the only way to get into the building from the garage so if you happened to leave without blocking the door with something you’d be stuck in the garage until someone else left the building.
• The garage door was broken for at least a week and a half (we paid $200/month to park in the enclosed garage). It was stuck in the open position, and we were instructed not to close it until they got it fixed. They did not give us any money back on parking rent for this inconvenience.
• For the last 4-5 months I lived in the property, all packages in the “secure” package room were rifled through and anything of value was stolen. They have security cameras in the package room and in the basement where storage lockers are kept, yet they can’t identify the people stealing packages (and even bikes from the lockers in the basement).
• The trash room is absolutely disgusting. That is not completely on the property management, but lack of attention to this led to pests elsewhere*.
*I lived on the 6th floor and kept my unit very clean. A few months before I moved out, I started to see roaches in my apartment. There were at least three I caught.
• If you are unlucky enough to live under the roof deck, you will hear EVERY FOOTSTEP above you. At all hours of the night.
• The pipes in my unit would bang whenever water was draining from an appliance (dishwasher, sink, washing machine). Plumber they brought out told me there was nothing he could do, as it was due to poor installation of the pipes during construction.
What it really boils down to is that there is not enough staff at OCF to effectively manage their properties. No management is on site at these properties, and it takes EFFORT to reach anyone on their team. Honest truth, the last time I needed to speak to someone urgently it took me 17 times to reach someone through their phone number.

OCF seem to care less about the ongoing package theft (a little over a month now). Never answer any questions related to maintenance requests and simply tell you to file a police report which they do not turn over cctv. I would advise to not move here or address it on any tour you may have.

OCF is extremely hard to engage with. They are unresponsive and unaccommodating. They simply do not care about you at all, and it's really a shame. The building started having tenants in the summer of 2021 and nearly the entire building is moving out this year because the price is far too high for 0 amenities and the headache that is OCF.
