Apartments Decent, Staff Not So Much

Apartment was beautiful, but staff is passive-aggressive and unprofessional. In my two years, I experienced two leaks.

A few highlights of the negative experiences:
-On move in day they were scrambling to get the apartment ready. Still touching up paint and hurriedly trying to mop and clean up. In the rush, they did not do a great job, leaving me to have to clean up after them.
-2 leaks in 2 years. While they stopped the actual leak, it took them nearly 2 months to come and repaint the ceiling,...
which they only ever partially finished. When they did come and do some of the work, they left paint/ceiling dust all over the affected area.
-I received a passive-agressive, threatening message accusing me of smoking marijuana in my apartment (which was not true). The message was specifically to me and they threatened "further action" if it didn't stop. I met with them to discuss where I told them it wasn't me and they simply said "we've received complaints". My issue is how could the smell be narrowed down to my apartment and why was there not a broader message sent to the whole floor for example? During the conversation the staff member was dismissive
-Upon move out I left the apartment quite clean. Not quite professionally clean, but certainly cleaner than I moved in based on the scramble. They charged me for excessive cleaning.
-I was also charged nearly $400 to replace the stovetop because it had very mild discoloration. Replacing a stovetop that is fully functional for slight discoloration is excessive.

Overall save yourself from periodic flooding, passive-agressive staff and nickel and diming upon move out.

Avoid

Avoid if you value your mental and physical health.

When we moved in there was literally a hole in our floor which allowed us to see into the hallway below us.

The basketball court and gym have no soundproofing, and are located directly below several apartments.

The noise levels in my own apartment were routinely at 60 decibels from people in the court blasting music and shouting at the top of their lungs. It's impossible to work from home or to even have a quiet home life. You cannot wake...
up any later than 9am on the weekends due to people being loud in the basketball court. Management will gaslight you and tell you that they aren't being loud. Residents routinely go into the basketball court after hours.

Security is lax. Several TVs were stolen from the gym not too long ago. The front doors are open during business hours, and no one is vetted when they walk in. Packages go missing all the time. There are people who don't live in the building constantly in the gym playing basketball. Sometimes they are accompanied by an actual tenant. More often than not they are not.

I had to call the cops once because we witnessed catalytic converters being cut off of cars in the parking lot. We mentioned this to management, and they did not broadcast this information to the community as we expected. Who wouldn't want to know this is going on in the parking lot? They are far more interested in maintaining whatever image they have than helping out the community of people who pay them. Very shady behavior.

Tenants are extremely loud and rude. We witnessed hard drugs being used outside of our windows in the sitting areas.

You are under gag order when you sign a lease. People have been served eviction notices for leaving bad reviews about Slater while living there. I for one had to wait until I was moved out with security deposit in hand before leaving this review out of fear of being booted out. Again, very troublesome behavior.

Rain poured into our apartment because of a leaky roof. Maintenance came by twice and never fixed anything. The wall was stained with water for 3 months before we moved out. There was mold growing in the apartment from all of the moisture that was making it's way into the apartment due to faulty windows. Not once did they make plans to remedy this issue.

3 Year Resident - Would definitely do it again!

Time Spent: I lived at Slater Cotton Mills in Building 2 from December 2020 - November 2023.

Favorite Things:
1. Basketball court, which was always kept in great condition.
2. Dog park which me and my two 50lb dogs loved.
3. Pet owner community - I met some great people and made close friends here!
4. Fair and responsible staff.
5. Peloton bike in the gym!

The Area:
Train station nearby and The Guild brewery within walking distance if you like enjoying a nice beer!...


Yes, it is Pawtucket and you must keep in mind that there are homeless people around and that not too far away from this community are some not so nice areas. But, in my three years there I never personally dealt with any real issues and I did spend plenty of time outside with my dogs. Both within the community and the outskirts.

As you should do anywhere else:
1. Lock your car doors
2. Do not leave things in your car
3. Get wheel lock nuts for your car tires

The Staff:
1. I found the staff to be more than fair and accommodating from the time I moved in to the time I moved out.
2. Both the maintenance/office crew were always diligent in making sure that any issues which came up where handled promptly.
Couple examples:
-One time I had a water leak in the bathroom and had maintenance crew in the apartment within minutes of giving notice of the issue
-A/C was out during COVID when parts for things were sold out everywhere and they promptly installed a placeholder window A/C unit so that I didn't suffocate.
3. The office staff take the rules of the community very seriously with things such as quiet hours, pet cleanliness, parking rules etc. Some people may see this as annoying but, after living in other communities where the staff were the complete opposite, I can confidently say that I would take this staff over those others 100% of the time.

1. Again, the area isn't the best.
2. The gym is sufficient but pretty small.

Home!

A great place to call home!!! The entire staff always greet you with a smile and are very helpful to my needs, and are quick to attend to any problems that arise . The grounds and facilities are kept clean every day by friendly courteous workers. The workout rooms are open 24/7. I love the convenience of the elevator. I live alone here and could not feel safer anywhere else!!!
