My daughter rented an apartment at 257 Thayer for 2 years. The apartment was poorly maintained throughout her stay. Now, the manager is charging a ridiculous cleaning fee without providing the move-in inspection report which would show the apartment was vacated in the same condition it was initially rented. If you stay here, document everything and be sure to ask for a copy of the move-in inspection report.

So much Potential
First off, I want to say that I like 257 Thayer. The staff are nice, the premises are beautiful, the cost is on the high side. However, there are a few improvements that really need to happen. I've tried more than once to leave comments to improve the property by contacting the property directly and have gotten no response, so now I sadly have to leave a public comment to make sure these problems are addressed. First, when they do maintenance, they do not give 48 hours notice. They... enter locked rooms when it is convenient for them. While the maintenance is helpful, often it is for things that should have been done prior to move ins anyways. Invading privacy and making tenants concerned that their valuables are not stored safely is a concern. Maintenance is required by Rhode Island law and the lease agreement to give 48 hours notice when they will enter your room, unless it is a threat to life or property. If you can't be present for normal hours, then they can go in, but tenants need to be aware. That doesnt happen here. Routine maintenance does not count as threat to life or property. Second, the staff uses seats and furniture as step stools to reach high places when doing maintenance. They leave shoe grime where you sit. The maintenance personnel need to be given ladders or step stools to reach high places, not use whatever furniture is close by. Finally, the garage door is broken. But it's been broken for a while. We are being told that somebody ran into it. I understand that that can be frustrating and that it obviously will take some major repairs to fix. However, visually there is no damage to the door. Basically, cars have been trapped in the garage for about 12 hours, now. The property was made aware, but we were told it will be taken care of in the morning. When morning.came, people still can't get in or out. Whatever they decided to have wait until morning should have happened last night. In summary, a recurring pattern is unprofessional maintenance. By no means are these things awful, and they are fairly easy fixes:1. notify residents when you're doing routine maintenance the legally required 48 hours ahead of time if you're going to enter their rooms 2. Bring a stepstool or ladder, don't stand on tenants chairs, tables or counters.3. Don't wait until normal business hours for major maintenance issues just because the convenient repair resources won't work.

I am a parent who traveled to 257 Thayer to move my son in to his apartment which we leased in June. Today is September 3rd but the office is closed and emergency services are not available to let us in. It is move in weekend at Brown and the 257 Thayer staff have decided to take the weekend off even though the website says" property manager on site". Parents and students are locked out of the apartments we have rented. It is s beautiful facility, however based on the experience I would not... recommend renting here. 257 takes your money but doesn't provide needed services based on students schedules.
