DO NOT RENT HERE!!

The application process was a mess, which should have been my first sign to turn and run! I initially submitted an application with a $75 fee, but was denied so, my parents needed to cosign for me. They also had to pay $75 for an application, which was eventually accepted. The leasing office would not issue a refund for my application, because the payment already went through and they claimed they did not have access to the funds anymore.

On my official move in day, Acasa Vista Towers was...
nothing short a nightmare. The leasing office gave a short tour of the amenities, but did not take us to the apartment which I would be moving into. As soon as my family walked into the lobby of the 4000 building, there was a putrid smell of marijuana and mustiness. Nevertheless, we made our way to my unit, where the unwelcoming smells grew. As we inspected the apartment, it was apparent that the unit was not cleaned before move-in. The floors were stained with a white substance making its way from the bathroom out into the living room. There was dust everywhere and stains on all the appliances.

The only redeeming factor about this complex is the maintenance staff. I submitted multiple requests to throughout my one year stay, and they were always quick to respond and worked very efficiently. Jason, one of the amazing members of the maintenance staff, was on his hands and knees scrubbing the white substance off of the floor on move-in day to make sure it was in acceptable condition.

I initially signed my lease for $1185 a month for a 1-bedroom apartment. However, they pile on multiple monthy fees, like a $60 payment processing fee, $40 camera charges, and many others which would bring my monthly total to well over $1400 a month.

Oh, also, my next-door neighbor passed away in his apartment within the first month of me moving in and was decomposing in there for nearly 2 weeks. The smells were atrocious, and also led to a major cockroach infestation in my apartment. It took the complex well over a month to address the issue, deep clean, and remodel the unit. I asked if I could move apartments since I had an adjoining wall with the deceased tenant and the smells/bugs were out of control. However, I was told I would have to break my lease, pay $2500, and reapply for a new unit if I wanted to switch apartments. The bugs never went away, and the smells didn’t either.

Roaches, Rude and Unavailable Staff, Random Charges

Lots of Cockroaches, but my biggest complaint is easily the staff. They are terrible. It seems every time I need to ask a question they are nowhere to be found. And i mean every time. I waited for an hour today during the business hours to discuss random charges and had to eventually leave because no one ever showed up. They also cut their phones off so they cannot be contacted. Genuinely the most unhelpful and sketchiest apartment i have ever lived at.

Good When it’s Good, But Beware

I’m not the type of person to get frustrated and leave a 1-star review. However I firmly believe that this is the only way to get the attention of this complex. This is a last resort.

Mine and my wife’s apartment has been completely without air conditioning for nearly 3 days. This week, the average temperature has been near 100 degrees. Our apartment has remained at a consistent 85 degrees. I have placed NUMEROUS work orders in with no response. I have spoken with a member of the office staff...
twice (the two times of the probably 30 phone call attempts that they pick up) and have been told that someone will be on it. No one has been on it. No one has even reached out. We were told we would be getting a temporary unit. That hasn’t happened. We have had to stay with friends; it’s simply not safe to live in our apartment at the moment.

Overall, I have had a decent experience here. But it never fails, even when they say that it’s different: no matter how many management companies they hire, this community will NEVER be run to the level that its residents deserve.

If you’re looking for a deal in Downtown Columbia, I highly recommend it. If you’re looking for a staff that even remotely cares about the wellbeing of its residents, stay away. I implore you. We have not signed our lease renewal; at this rate, I am likely not going to.

Roaches

All staff have been friendly and helpful (when you can reach them), but there is a severe roach problem. Roaches are all over the hallways and in multiple towers. They say they sent an exterminator multiple times but there has been no improvement. More action is needed.

just got here and i can’t wait to move, when my lease is up i’m running outta here . false advertising . trash, poop, not gated (gate always open) so much more!
