Good But Problematic

I have lived here at Cornell Arms since December of 2012. I’ll start with the good. I’m disabled & this location is bar none THE BEST. Very walkable everywhere. I left the country in upstate SC so I could live more independently & Cornell Arms is in a perfect spot. Utilities included. Good. New elevators! Excellent. Staff is much improved since CMM Realty acquired the property. Charles in maintenance is CA’s MOST VALUABLE EMPLOYEE!! Seriously. He’s educated, knows what he’s doing, & is prompt... with responses. Somebody give him a huge raise please, he’s got to be tired of saving the day. Which brings me to the not so good. Ok. I get that the building is old & very hard to maintain for sure. However, we have had constant issues since 2021. The bug issue has been resolved finally. The other issues are, elevators have been constantly breaking down every few days for the past 2wks. & for the life of them, since fall of ‘21 they CANNOT keep their hot water & heat running consistently. The manager has been good in the past about sending emails to residents keeping us in the loop about what’s going on & status of repairs & such. Now, yesterday I came back from my parents to find no hot water. I called the emergency number that is on the teleprompter in the dwnst lobby. It WAS OUT OF SERVICE! Bad enough that there was no hot water. Downright unacceptable that the emergency maintenance number was disconnected! It was back up & running today & of course Charles came to the rescue & we have hot water at the moment but as soon as that was fixed, the elevator went out! But my biggest peeve with all this is… NO BULK EMAIL sent out to residents alerting & acknowledging the issue & apologies for the inconvenience. If the manager cannot send out an email then someone at CMM Realty needs to. So. To sum up, great place, great location, some better than average improvements, good neighbors, an EXCELLENT head of maintenance (Charles), but inconsistent maintenance issues & poor communication from the manager keep this a 3 star rating. I will update my rating and review when some of these issues are resolved.

100 year old building with no heaters, chimney

The building and apartments are freezing in winters, it is impossible to survive, they don't have proper AC or heater, sinks everywhere get blocked often. When we put on personal heaters to save from chilling cold, then the power gets shutdown of whole apartment, it just cant take up the load of small heater. There are no chimneys or proper lights in the apartment. They don't even have generator for power backup. Last year, there was a power shutdown for 2 days and all the residents had to be... evacuated and put in hotel. The property did not even reimburse for food and other expenses. There are molds on walls, they just paint on top of it when called for repair.

There are other good buildings in the area, cornell arms is just charging heavy rent for its location which doesn't make sense

Even after all this, they are increasing the rent day by day.

They charge 75$ for the parking, but every-time some other public parks in your spot and you cant do anything.
