Reconsider moving here

I’m a current resident at Ballpark North, and I’m extremely dissatisfied. The plumbing, heating, and cooling systems are outdated and unreliable. A pipe burst in my unit recently, causing my AC and heating to stop working. I suspect that all other units are prone to such issues because of the ancient piping, and HVAC systems. To make it worse, the management also enforces rigid and unreasonable policies. I definitely wouldn’t recommend living here.

The worst apartment to EVER stay at

Very bad cricket problem. Pest control comes faster than maintenance. Notified them of the several openings we have in our walls and for this to be sealed to control the source of the problem. No update concerning this matter. Left several calls and requests to management, even visited in person and placed a work order almost 3-4 weeks ago, considering an appliance has not been working, always giving a run-around or excuse and says its not "urgent." Very disappointed, especially considering its... my first stay here, I would urge anyone looking for an apartment to look elsewhere.

TERRIBLE APARTMENT COMPLEX

If I could give zero stars, I would. I recently showed up to move into Ballpark North on August 17, 2024, and my experience has been extremely disappointing. I paid $200 for the privilege of moving in early, expecting the apartment to be in the condition promised. However, upon arrival, I found that the unit looked nothing like the model I was shown during the tour. This was particularly frustrating, as I was assured that aside from the bathroom having only one sink, the unit would be... “approximately” the same as the model. Unfortunately, it was not.

The unit was not clean. There was visible dust, spider webs, and dirt everywhere, which is particularly concerning as I have pets that cannot live in such an environment. Additionally, the apartment had a strong odor of marijuana, further adding to the unpleasantness.

Despite assurances from the leasing manager, Benita, that the apartment would be ready for move-in, it was far from it. Then I was told that the cleaning could be completed in 30 minutes (not believable), yet the unit remained in a substandard state even after this time.

To compound the issue, the management is now attempting to charge me a reletting fee to terminate my lease, despite the fact that the unit was not provided in a habitable condition as outlined in the lease agreement.

I cannot, in good conscience, recommend Ballpark North to prospective tenants. The management’s lack of professionalism, failure to deliver on their commitments, and how they go about solving problems make this property an unsuitable living environment.

I will not be able to peacefully live here, remembering wiping maggots out of my freezer.

I have left the same comment on another site, but need to make sure others see it as well because of how horrible my experience was: I left my studio apartment over the summer because of the COVID-19 pandemic and was told I could not break my lease, so I continued to pay every month I was gone, all payments payed on time. I came back for this semester to find that my power was off for what seemed like a couple months- I know this because the food that was in the freezer was completely rotten and... there were flies covering the floor of the apartment. I had a tub of ice cream and frozen fruit in the freezer that spilled out into the bottom of it, it turned into sludge and when I opened the freezer door, flies flew out. Maggots were caked onto the top of the freezer. When I had arrived, the front office had just closed so I had to call the emergency line who had maintenance come check it out- the guy couldn’t figure out how to turn the power back on and said the issues weren’t his fault. I have since gotten into contact with SimpleBills, the service that is in charge of the electricity bill, and they told me they DO NOT cut the power off, even when no one is living in the apartment, they told me Ballpark pays the electricity when no one is there. This is only one of the many horrible experiences I have had at this place and now I have to continue paying another year since I can’t break the lease I re-signed - which I did only because I need a place to stay for school and knew with the pandemic it would be a hassle to move. I will not be able to peacefully live here, remembering wiping maggots out of my freezer. Terrible experiences at this excuse for an apartment and the management does not care at all. Do yourself a favor and save money with another place.

Katelyn, I am sad to see that you are posting multiple reviews after we have met with you and done everything we can to accommodate you. As I previously explained, we were not responsible for turning off the power (which was only out for a couple... weeks, not months) and unfortunately the electric company was unable to explain why this occurred. As soon as we were informed of the issue, we contacted the electric company to have the power cut back on that day. We gave you a gift card to cover the cost of any spoiled food and ordered a new fridge for you because we completely understand why you would no longer want to keep the current one, even after it was cleaned. I am also concerned that you say we do not care at all when we have done everything in our power to remedy the situation. I am sad that all of efforts have gone unappreciated. Please let us know if there is something else we can do.

Still better than west campus

I'm a graduating UT student who has lived at Ballpark for three years. It's not "luxury" by any means but it is a fair price for what you get. It's great for students because it comes fully furnished and you have access to two bus lines to UT that are better than the 670 that UE/UV have to share. I will say that there can be a large discrepancies unit to unit on conditions. If you can, request an apt near the entrance of the complex because those have been the most recently renovated.... Maintenance will fulfill requests but they have a system of prioritizing requests. So if your toilet breaks or AC goes out, maintenance (who lives onsite!) will be there ASAP-same day! If it's a lighting issue or something that can wait, you will definitely experience a delay. The worst park about living at Ballpark has been the mailboxes. In the past year, they have been broken into twice and we have to drive to the post office to receive our mail. It's a pain, and the worst part of living here. All in all, I would recommend Ballpark to any UT student looking to save some coins. There is a commute but you get used to it quickly, the price is better than anything in wampus, and you get more space.
