Long-Time Resident - Love the Hills!

I have been a resident at Tramor at the Hills since 2019 and have loved every moment here. The property is like living in a treehouse and the office staff are the best I have ever worked with. The grounds are extremely well maintained and it feels like you are living in a treehouse! Maintenance is quick to respond and all of the maintenance guys are a pleasure to work with. The community is incredibly pet friendly, with no breed or weight restrictions for dogs, which makes it quite the haven for... Austinites with large pups. The community is also walking distance to the Arboretum, which hosts an array of restaurants, shops, and grocery stores such as Trader Joe’s and HEB. The neighborhood is quiet while still providing easy access to major highways. Even getting downtown from here is a breeze!

Over the course of my time here, I have met some wonderful neighbors at the pool who have actually become some of my greatest friends. Everyone I have met, staff and residents alike, is so friendly which just makes this community feel more like home. I am happy to have found this gem back in 2019 when searching for a new home!

Hidden Treasure

I have lived at Tramor at the Hills for the past few years. The community and staff is amazing and welcoming. Close to everything but tucked into the hills of Austin. Love love love being walking distance from Trader Joe’s and Star bucks.

TREEHOUSE + CLEAN

Moved from South Austin to The Tramor Hills.. WOW
10 out of 10 would recommend!!
Really close Drive or walk to EVERYTHING
The management is always understanding!!
The TREES in the back of the property are worth every penny
PLUS THE POOLS ARE ALWAYS CLEAN
Maintenance guys are super kind and helpful!

Keep looking. There IS much better living elsewhere.

The location is nice, yes. The Manager, Cresa is a bear. Super un-flexible and does not honor her staffs word. I was told that I could transfer to their sister community at the end of my 6 mths of my lease by two of the staff and then she says I cannot because she is having trouble retaining residents. Well there is a reason for that I am sure.. read on. First, the apartments are really old regardless of renovations. (I live in a fully upgraded unit). They have a disgusting old smell. Like, you... will unfortunately only notice it once you have moved in. I’ve had to buy numerous deodorizers to try and mask the old smell. But you can’t 100% cover it. I’ve reported it and all they did was run bleach through the AC lines which burned my eyes and nose for days. Next.. You never know what you will get into noise-wise and how well the construction is.. I feel this varies from place to place.. but.. you never truly know til you live there. You can hear a lot of things here.. from aggressive walking, walking in general, walking up and down stairs, vacuuming, to arguments / loud talking and showers / water turning off and on.. like unbelievably loud. There is also an on-going roach/bug problem. I get that it’s in the trees but there will be endless roaches dead and alive.. if/when and you will need to constantly treat / ask for pest control. It’s not automatic that they treat inside your apartment. You have to request it. The maintenance is fast but they don’t always fix it the first time. This place is definitely not worth the price tag here given you can move into newer construction for the same and get better. Lastly, if you are noise sensitive you should definitely look elsewhere.

Pests, smoking, & dismiss emergencies. Pretty & nice location.

Your experience may vary greatly depending on what part of the property you're on.

Management: Some are overly/fake nice, and seem to just be there for the office job and nothing more. Some are fantastic and have that truly amazing above-and-beyond customer service attitude. I've had some great interactions and mind-blowingly horrendous and condescending interactions (management downplaying an emergency then refusing to apologize for making me feel incredibly unsafe, inadvertently exposing...
their lack of knowledge surrounding the dangers of water around live electrical wiring. Who knows, maybe they'll apologize after reading this! That'd be nice.). They're very good about communicating when work will be done on the property that will cause disruption.

Location/Grounds: Excellent. They're big on appearances so the grounds are always kept up and the location is fantastic. There's minimal vandalism.

Apartment: My building was never sealed off, meaning free range for all pests to enter. Spring - late fall there's cockroaches, scorpions, beetles, and spiders. For whatever reason Management decided not to do anything when they learned the building was not sealed until I reported rodents in the ceiling. It's possible this problem has since been fixed. But the apartments are beautifully designed, open, the private porches are amazing, and there's plenty of parking.

Smoking: It's against the lease but people do it anyway. I frequently smell pot blowing through my vents and outside select buildings on the property. If you talk to the right person in Management they really try to find who it is so they can address it. If you talk to anyone else their solution is to directly ask everyone if they smoke (residents know it’s against the lease), so everyone says 'no' and that's the end of the conversation. It's hit or miss. Guests who smoke cigarettes are usually pretty courteous if you tell them it’s a smoke-free property. Be weary if smoke-free is your reason for seeking out this property.

Maintenance: They're super polite but decently grumpy. I've only had a couple issues that required maintenance and had to ask twice both times before the issue was resolved.
