DO NOT MOVE HERE. I lived here for three years. I only stayed so long because l am a single lady in my 60s and it’s very hard to move. You cannot drink the water AT ALL. it smells like rotten eggs and it has what looks like black mold coming out of every faucet. It is gross. I had to buy bottled water to drink and to cook with. When you complain about the water, they tell you it’s the City of Carrollton not them. City of Carrollton laughed when I told them. The first time I renewed my lease they... put a note on my door saying if I renewed by the end of that month I could renew with no price increase. I went to renew my lease before that time and they refused to give me that deal, telling me their specials change weekly and that special was no longer valid. Even though I had the flyer in my hand showing the deal was still valid. They only honored it after contacting their home office. My car was hit and or damaged in the parking garage 3 different times. There are no cameras anywhere and there were constant break ins as well. They have stackable washer dryers that are complete crap. Mine was falling apart from maintenance working in it so many times. It never agitated properly and most of the time I just went to a laundry mat. Once I did move, I hired a cleaning lady and my apt was left spotless. I requested a walk through the day I turned my keys in, but they said no, I would have had to of requested it two days prior. They charged me all of these ridiculous charges! I had a candle spill on the carpet but you could NOT see any evidence of it because I bought wax remover and cleaned it. They change the carpet out after each resident. I lived there long enough to see that, but they look at the back of the old carpet and make their own conclusions, so they can force you to pay for the next residents carpeting. They are not a reputable company. I have lived in many apartments and I’ve NEVER had to pay for carpet damage. The only nice thing I can say about living there is I had a nice view from my balcony.

Good Looking Apartments with Challenges
Just moved here two months ago and couple of issues are becoming sticking points
a) Mail gets misdelivered or missing as the mailbox numbers do match the home address. Lost a DMV license mailed to the correct USPS address and also lost two packages from Amazon delivered to USPS mailbox, which shows delivered but never delivered.
b) The walls are thin and there is constant noise from the apartment above in building No 5. 1st time called courtesy officer and not sure if they ever responded as... the noise continued.
c) The email alerts for bill payments never show up. Tech stack has problems.
d) No security cameras, recently a vehicle was stolen. Management needs to spend money on security cameras, good noise response teams
Given the price point of 1 bed room apartments, this property needs work.

Shooting here. Management terrible.
There was a shooting here a few weeks ago... you can look it up.. here’s how terrible the staff here is. At 2pm cops showed up then brought swat at 2:30 and the apartment management send a message at 4pm (two hours later) to stay in doors that police were here with no other info about what was happening ... at 6pm the guy finally surrenders there was police negotiation camper here... this was a four hour stand off. see pictures. The standoff ended at 6pm and management sent an email out at... 9pm (three hours after it ended) saying the police left... PATHETIC. They could have told us sooner, or been more timely. We found out the standoff was over from the news then three hours later they send an email saying it ended. How absurd. Again this is just an example of the consistency of lack of professionalism from the staff/ management here. This place is beautiful but the leadership is horrible. Won’t be renewing.

This apartment community does NOT offer habitable & quiet environment nor worth the price. Everyday is like a battle that you are constantly hearing dogs barking, lousy neighbors banging the walls, heavy bass and footsteps that even shake the entire room!!
- Multiple packages lost or stolen
- No resolution or even a follow up call from the front desk after submitting three separate noise complains.
- Parking is getting difficult that you can never find a parking spot... if you leave work late.
- Construction going on from 7am - 5pm, even working on the weekend. Mostly likely going to last for a few months.
- Sink smells like a sewer.
If rent is half, it’s tolerable but not with the premium they currently charge.

Lipstick on a Pig
This complex should consider placing cameras around the hallways, parking garage, mail room, and trash room - people steal packages, smoke cigarettes in hallways, and misuse the trash room. I've lived here since Feb 2019.
Management is nice when signing/ showing units but if you ever have a complaint - they are very rude and unapologetic. I called and said there was a lot of dog poop outside and if maintenance could clean it up - they asked me to turn in a work order (mind you this is outside... in a common area).
The complex appears nice from the outside but it's pretty trashy.
