My concern for others compels me to share this. And with cost of living on the rise, it would be tragic if you paid to live and leave here. Is American Beauty Mill attractive and unique? Yes. Does American Beauty Mill have a roach infestation that is poorly managed, if at all? Also yes. September marks the first of my many roach complaints, and to date, my unit has received 1 spray service and 3 paper traps. And while both the property and property management company claim pest control services... are pet-friendly, their onsite pest control tech stated otherwise. Daily I find multiple dead and live roaches in my unit; often I find roaches in the common areas, such as the laundry room and hallways. And after exhausting my personal efforts to communicate and treat the roach infestation myself, I am breaking my lease. Sure, there's some things I'll miss about the community. One being my neighbors who, sadly, share even worse roach stories. Another commonality of our experience is the property's indifference to provide a safe and healthy dwelling, and to resolve such related problems within a reasonable time. Most communication I receive from the property is either untimely, avoidant, unclear, inconsistent, all of the above, or absent. I had to ask three times throughout our email exchanges before the property acknowledged my request to break the lease. And despite their culpability, they want over $3,000 in fees and 60 days' notice to break it - the quintessence of hypocrisy. I did provide them notice... notice of the roach problem... 5 months ago and many times after. And in the same breath, this property neglects their legal responsibilities while enforcing mine in a contract they first violated. Of course I'm not paying fees to leave a roach infestated apartment. No one should be penalized for leaving an unhealthy home, so this also surfaces huge and disappointing implications regarding their ethics. There are many attractive and unique places to live in Dallas, and for the health and safety of you and your pets, I highly recommend you choose any of them but American Beauty Mill. Know your rights under the Texas Property Code. You deserve a healthy home.

Best place for an artist to live in Dallas!
I've been here 4 months now and have felt at home since day 1. The staff is phenomenal! Carlos and Nolan are so friendly and helpful in every aspect and have been eager to help. The community is small and close knit where everyone watches over each other. This historical property is unlike any other and I find new areas Everytime I go exploring. Stuffy and uptight not at home here, this place is for free spirited artists.

The Mill
I moved in a week ago and I’m loving my experience here more and more each day. It’s an extremely unique living experience. It’s an artist’s dream, and the place is filled with artists for a reason. The manager Charles is great, responding all the way into the night even when not on duty. I haven’t needed any maintenance yet, aside from some light bulbs but I’ve already built a relationship with Carlos. That says something about the customer service here. The community here is the main reason I... chose to live here. There is a community Facebook page where most of the tenants are a member. Everyone holds each other accountable, and voices their opinion on the page. It’s a very small and close knit community here and I love it. I have never felt unsafe here. The surrounding area doesn’t look the nicest but I get the idea that the people who choose to live here like it that way. I don’t mind it. I haven’t had any issues parking at any time of the day, but from what I hear that was different in the past. I can’t say enough about the place. I love it here and I plan on sticking around as long as I can.

Great service & cool place to live
I've been living at American Beauty Mill for 9 months and it has been the best downtown living experience I've had so far. ABML is close to every major highway and next to downtown, the staff is amazing and attentative to your needs. Carlos from maintenance is always willing to help at the drop of hat and goes out of his way to make sure he provides quality service. Charles in the leasing office is attentative and receptive to each tenant and makes everyone feels welcome. It will truly be... hard to move from this building.
