Bad start from the beginning
I checked out the website before coming to tour but when I arrived Friday morning after 10 am the leasing office was locked and no one was available. Drove around and noticed trash in the streets so that was a sign to vacate the premises immediately. Mind you I'm not a current resident and if this is a taste of how even potential residents are treated, I'll pass and find a real apartment complex.

There are better options ANYWHERE else.
I lived here for three years. The complex is not maintained at all and the office staff does not care about anything but collecting rent.
If you like dog waste everywhere, this complex is for you.
If you like repairs not being done, this complex is for you.
If you like roaches, this complex is for you.
If you like overflowing dumpsters, this complex is for you.
Don't let them fool you with "newly renovated apartments". It's the same roach infested building with a fresh coat of paint... .
Management will talk a tough game in emails and text messages about lease violations, but they never actually DO anything. It's all empty words.
I'm not just making things up. I had to sue them because they couldn't be bothered to fix a leaking bathroom ceiling for THREE MONTHS. My A/C didn't work from September 2022 until I left in April 2023.
And to top it all off, I was charged for renter's insurance for the last year of my lease when I already had a policy. And they throw in a bogus "Building and Facility fee" that's not on your lease.
They don't care and you should stay as far away as you can.

Not hot water, no oven? Rent is still due.
Absolutely disgusting and disturbing how this place is managed.
My oven has been out, for 6 months, which they have “fixed” 3 times but it still doesn’t work.
I have counted 36 days without hot water in the last 10 months, 3 times going a week or two without hot water. (Water bill still $130 a month, even though I have to shower and cook elsewhere)
The roaches just got under control but they are still there. I can not wait to get the hell out of here.
The people in the housing offices... are nice and try to help, but their management is pisspore and should not be allowed to operate.
Not to mention my neighbor was shot and killed 10 feet away from me. What did the housing office do? Sent me a text message the next day and say rent is due. It took them 2 months to get windows and sliding doors replaced from the bullets.
Stay away if you plan on keeping your sanity, I broke my peace and cussed them out on behalf of the Residents of the Slums of McCallum North.

Last Resort
If you are not able to afford anything else and have nowhere else to go, maybe these apartments are ok. 2 stars only for affordability . The staff was nice, honest, and I'm sure the tenants are for what it's worth. Being poor or down on your luck doesn't make people bad.
This is expensive poverty though.
The office was being remodeled and you could not easily walk through and nobody tried to make a path. They were not enthused or "customer" focused, not like other places. I feel like they were... just filling a seat and not in a career, just someone who needed a job with no real training (I could be wrong on that who knows). Again, they were super nice and honest but lacked enthusiasm. Not that I need that, but it gives you an idea of the atmosphere here. It feels downtrodden, like the owners don't care or don't have the money to actually care for the apartments. Some of the stairs were showing signs of having moved or sinking right outside the office and other locations as I drove around.
As I was in the office a tenant came in to talk about a problem that was not being dealt with yet. Then the apt she showed me smelled and was falling apart naturally from lack of maintenance, granted it was "about" to be renovated. Maybe someone just moved out, but why let them destroy the apt that way. The whole time, she was so matter of fact about the condition. She seemed to have no issues with how it was, like this is the norm. When I asked if this was how all the apts are, she shrugged yes. I believe they also had vinyl rolled "wood" flooring not real wood. I get it, it's being remodeled at some point, but don't show potential tenants that, honestly, just say I have nothing to show, Please.
All the A/C vents I saw were nasty on the outside and inside the vents, even in the office. I can't say every, but every car I saw was dented or not well taken care of either.
They have a shady "hold" fee, another deposit fee the same price, an App fee, and still an Admin fee. PLUS the actual deposit based on your credit. This just about doubled your initial move-in cost. I could live here if I had to, but it would be uncomfortable for sure. Even their lowest price doesn't justify the condition. This is lack of care of a business or a failing business model, one or the other.
I'm sure they'll respond and rationalize all of this, but let's be real, it's not the worst but right above that. I'd rather you didn't respond... I'd prefer it actually.

An Average Rating.
The McCallum Meadows Apartments can be rated as average, considering the amenities and services available there. It is also very similar to the other block of apartments located within the same vicinity, and it has a number of students( from University of Texas at Dallas), occupying it as well. It was built in the early 80's and I would suggest that an overall renovation should be carried out on it. Some of it's facilities are old or worn out.
