I rated the complex a 3 because it’s not my dream home/apartment, but I could be okay for a few years. I’ve been here for about 6 months and this is what I’ve come across:
Cons: - roaches, more than likely caused by neighbors, but they have exterminators who respond fairly quickly. 3 days max plus they set up a spray schedule with you.
- parking, unless you pay for a spot don’t come home after 10pm cause it’s almost impossible to find parking.
- hot water, in the past almost 6 months I’ve... received 8 emails about water interruption. Sometimes twice a month. Thankfully they happen when I’m not home mostly, but it’s still pretty inconvenient for the residents that are at home.
- exit gate is often broken, probably due to people jumping over to get out of it because there’s not a pedestrian exit gate which would be really useful.
- our current unit doesn’t have in-unit laundry and the laundry facilites here are super expensive ($2 per wash and $2 per dry). And in my opinion not very safe because they don’t lock. So you have to trust that no one will steal your items.
- personal con: kitchen size, I love to cook but there’s not much counter space, or even storage space.
- person con: no gym, but you get what you pay for.
Pros: - great location, a lot of stuff is near by, 20 mins tops.
- rent is reasonable, for a decent sized apartment.
- maintenance takes care of your issues pretty quickly. They helped replace my appliances rather quickly when I had an issue.
- fairly quiet here. I haven’t had any loud interruptions except my recently new loud neighbor always banging on the wall. And of course the traffic noise that comes with living in the city, sirens here and there.
- grounds kept fairly clean
- main entrance has security, so it adds to you feeling pretty safe as long as the guard does their job.
- front office is pretty nice, they try to have little things for the residents like breakfast, coffee or tea.

Unstable Staff/Management
There were 3 break ins around my apartment in 1 week. There are hardly any long term tenants at this apartment complex. There is a reason why there are so many apartments always available. Maintenance is horrible. I put in the same request several times before it was actually fixed. Appliances stop working out of the blue. The fish rots from its head. The lease office staff, including the property manager, are constantly changing and they do not know what they are talking about. Never take their... word for anything.

Me encanta este complejo, llevo viviendo 6 meses aquí y no tengo ninguna opinión negativa, el personal en la oficina es muy amable en especial Marlene q fue quien me ayudó en todo mi proceso de aplicación y mudanza, aún cuando tengo alguna duda me comunico con ella, y siempre es muy servicial, el equipo de mantenimiento es eficaz y cumplen muy bien con su trabajo. Mi familia y yo estamos encantados de vivir en Pavilion Place.

Great place, but could use improvements.
I have been living at Pavilion Place since 2017. The customer service in the leasing office has remained the same even with the new staff which has been great. Maintenance has always been good with trying to handle the requests within a day or two which is also great. The plans are spacious and provides plenty of space and love the flooring option. My cons are security guards leaves the gates open all night long and do not monitor who comes in and out instead sit there and watch whatever it is... or chit chatting amongst each other at the leasing office parking lot. Nobody monitors the back gate even though they are "supposed" to no guards are to be found inside the booth. It is a waste of money to pay people who don't do their jobs. The property does not have cameras which is a shame considering the amount of crime that goes on in the complex. Vehicle break ins, Wheels and Tires getting stolen. My vehicle has been swiped by other residents on several occasions because people can't park and nothing can be done simply because the complex does not have security cameras. The rent increase should be used towards improvements in our complex and the complex should reflect the newly remodeled leasing office, first impressions matter but residents matter too.

Great size, great service, great location
Yes the buildings are older. But they fix things right away when requesting service through the resident portal. My neighbors cause roaches, but i do dishes inmediately & request pest control when i see a roach. They come within 3 days. I wish the sprinklers worked (they had service techs trying to find the problem) because they spent a lot of $ landscaping, but it all died. They do try though. The pools are always clean since they switched pool service companies last year or so. I love the... long bathroom counters. I've been here since 2011 and i highly recommend it.
