PROS: Very quiet place in an optimal location that is near highways, restaurants, hotspots, stores and much more. Rare interactions with neighbors and great amenities in each unit and property. Convenient door package delivery and valet trash. Community is usually never loud only on rare occasion when a tenant entertains in the courtyard. New Property Manager and Maintenance crew are very accommodating.

PRO/CON: Units are pretty much sound proof and has limited noise from other units with the ... EXCEPTION of unit 201. This is a 2/2 - B1 style unit 1026 sf and is located directly above the gym that was not designed to factor sound absorption of weights crashing onto concrete floors. Disrupting sleep frighteningly at any given hour of late night or early morning but pretty much 24/7. This unit should be a Model and not rented much less above premium cost that rises annually. Also, an exit door at the end of the gym corridor on the ground floor, abruptly closes around the clock which sound also transfers through the unit above.

CONS: Since Management change, security presence has declined drastically and is almost nonexistent at times of service. The pool courtyard is nice upon initial viewing until you move in and realize it’s fish bowl living and is the view of every tenant located within the courtyard. Because if this hardly anyone ever is out enjoying their patio. This configuration also minimizes much natural light in the units and interior light fixtures are needed more times than not. Interior corridors are cleaned regularly but poor choice in recently replaced carpet tile selection makes hallways look very dirty since soiled pieces aren’t shampooed nor replaced.

Since the management change in October of 2022 the quality of living has severely dropped. Stray trash and the smell of smoke in the hallways. The biggest issue is the lack of response from the leasing office on any matter. The office never responds to emails and it takes a herculean effort to get a call back. When asked about this, multiple from the office said "we get a lot of emails".

The James is the PERFECT home away from home! It is nestled in the middle of the city where you can get anywhere in 15 minutes or less. Plus there are so many great options from restaurants, to retail, to studio gyms, to grocery stores that are all walking distance. The staff is extremely courteous, professional, friendly, helpful, knowledgeable, and always willing to accommodate me and my needs. Their top goal is to make my living experience unforgettable and remind me why I picked the James as... MY community. The apartment is gorgeous with a stunning interior, a quaint outside patio and pool area (with grills), and it has all the amenities you could EVER need. On top of that, nestled on the property is a beautiful little park where you can go when it is nice out and enjoy the beautiful weather. The Team at the James is constantly coming up with fun things for its tenants to do on the property. They go over and beyond to make it more than just a place we live, but an actual community. Moving from across the country without the ability to visit any apartment homes came with its risks, however finding and signing a lease at The James has rid the experience of those risks and any uncertainties. The communications regarding the leasing terms were timely and thorough and the arrival/move in process was seamless. The residents are friendly and welcoming and the management and staff are top notch! I would highly recommend considering The James in your next apartment home search.

The building itself has amazing amenities. Terri and the management team are very helpful with everyday requests and have been working on building upkeep to ensure we live in a well maintained community. Would recommend for folks looking to build a social network or new to Houston.
