DO NOT MOVE HERE. THE PROPERTY MANAGEMENT TEAM ARE SCAMMERS

DO NOT MOVE HERE OR ANY BROOKFIELD MANAGE PROPERTY. Y’all read the reviews because it is the truth. My apartment had leaks due to the air conditioner in August 2023, June 18- July 2024. My two year old and I was left with a portable air conditioner that only cooled one corner of the apartment . It made my electric bill 400 dollars for the last month. I put in a work order to tell maintenance it was an issue with the way the lines were run because my sink did not work the last few months I live... there. The property management team only wants to fix the parking lot which they did twice in the months they own it so I guess new residence should live outside. They charge a monthly valet trash fee but they only picked up trash 10 days out of the 20 -21 days they are supposed to. When you tell the people in the office (JAZZ) , they say we are working on it. THEY ARE NOT. So you will still have to pay the trash fee and an admin trash fee.They also only have two small dumpsters in the front for 21 buildings of residence so it is full weekly and trash is always on the grounds. So future residents be warned. They will show you amenities that are good at all. The equipment in the gym is broken. They will only show you one pool because the other one is always green. Someone is breaking in the mailboxes so if you want your identity stolen this is the perfect place for you to live. And the people in the office know but will not change the door code or put cameras up in the mailroom in the back . Also they are trying to charge me 287 dollars for three months of water bills and trash fees after I moved that includes my two dollar deposit. So in total 487 dollars for all of the fees. The manager name Sabrina who has been there for one week say they are supposed to be charging two trash fees and an admin fee monthly. So yea DO NOT MOVE HERE

Don't waste your time or sanity

The staff are very friendly when you speak to them, but that's all that can be said about this place. There is no advanced notice on any resident or property communications (water shut-offs, construction, etc.) and no follow-up when these issues are completed. The residents drop trash all over the property, creating a gross look, strong odors, and lots of visits from local animals. The property has zero security or safety measures in place (cameras, security staff, etc.), leading to... non-residents parking their cars for long periods without consequence and vandalism of property. The most recent incident was severe damage to the mailroom, which has caused a quarter of the residents to need to get their mail from the local post office. I highly recommend living anywhere else.

I do not recommend this place for living

My wife and I lived in the Arbors of Las Colinas for 13 months, from April 2022 to May 2023. We rented a 1 Bedroom apartment Cypress Renovated 719 sq. ft. on the 3rd floor.
This complex is located in a good location, close to shops and highways. This is the only positive thing I can say. And I'm giving it a one-star rating. The territory of the complex does not have a gate and any car or person can enter here at any time of the day. Nobody and nothing will stop him. The entrance to the building...
is also free. There is no covered parking and your car is defenseless if hail comes.
The windows in the rooms are big and they have low energy efficiency. The rooms are very cold in winter and very hot in summer. The air conditioning must work very intensively to make the room comfortable. This has a huge impact on your energy bills. If we talk about the cost of living, about $180 was added to the rent for cable TV, water, sewer, garbage collection, and pest control. If you add a large electricity bill in addition, the cost of rent becomes not as attractive as it seems at first glance.
Since the fall of 2022, problems with garbage collection have begun. In the spring of 2023, ants first appeared in our room. They entered the room through the cracks in the windows. And it's on the third floor! This speaks to the quality of the pest control on the outside.
During the rental period, we did not hang the TV and pictures on the walls and never damaged the walls. After moving to the new apartment, we did the final cleaning of our old apartment. Therefore, we thought that there would be no problem in returning the deposit. However, the deposit was not returned to us. In the final invoice, the leasing company indicated the cost of cleaning the premises and painting the walls for the entire deposit amount. I went to the leasing office, explained the situation, and demanded my deposit back. One of the leasing office employees intervened in the conversation, started talking rudely to me, and kicked me out of the office. I behaved correctly and did not provoke her in any way. After she kicked me out of the office, she called the police. The police officers behaved correctly. It was my first such encounter with the police in almost 60 years of my life. I believe that such an attitude towards customers on the part of employees of the leasing office is unacceptable.
Based on my experience, I do not recommend this place for living.

Decent place to live, crude and incompetent management.

I have been living in Arbor of Las Colinas for 3 years now. It was a good place to live considering the price. However the new management is very incompetent.

They gave a less than 2 week notice that repair works are starting, and we would need to move our vehicles. If you are traveling, you are out of luck.

The management had mine (and several other) cars wrongly towed because they thought it was parked at the wrong spot. After spending 2 hours of my workday, and 320$, I went to the leasing...
office to complain. I was told, and I quote, "You got your car back, what do you want me to do?" No apology, not even an acknowledgement of their mistake. I interacted with 3 people, and not a single one of them seemed to care.

They later curtly assured me that I will get my money back but I still haven't seen it.

Thankfully my lease is up, and I have decided to move out and not renew it.

I do not recommend this place.

DONT RENT HERE. Find a complex who will actually take care of you when you need it.

I have never had any issues until this, but really changes my perspective on the management company and the people who run this property. And this is coming from someone who was planning on renewing, to now looking at other options when my lease is up, because they’re just being shady.

The handle to the freezer and fridge both broke in the exact same spot from normal use and now being I charged to replace it. I understand, yes it broke, but I should not be charged for using the fridge and...
freezer. The whole point of renting is to have things replaced when they break or not up to good use? Beware using handles or anything else that could potentially break now because if something happens and needs replacing... you will be charged a "damaged" fee. This is also after they replaced one handle, no fee, no nothing, because they had an extra part around. For the second handle they had to order (didn’t have on hand or extra) and now just seems they’re passing that charge onto me, l as a “damage” fee, which is so shady.

Its also taken over 2 months for the part to even be ordered, so have just been using it handle less. At this rate I might as well have went out and bought a handle and replaced myself for cheaper.

I understand if there is a whole in the wall, or a broken door or some physical damage to the actual unit. But cmon... just shady, and don’t recommend moving here.
