Moved into the Landmark in April 2020 and lived there until August 2023. I terminated my lease because in 2022 my apartment experienced raw sewage backing up in the sink and bathtubs. This went on for a year without the Landmark fixing the issue. They never even sent a plumber out - just their maintenance guys. After a year they finally offered to move me to a different unit. That unit had an air conditioner that would cut off multiple times a day - not good in Texas in the summer. I contacted... them 30+ times and they would just reset it and it would happen again. Finally enough was enough and I terminated the lease. I just wanted the features of the apartment to work - I was paying a lot of money to live there. When they couldn’t or wouldn’t fix things I moved out. They have now sent me to collections. It’s a cool looking building but don’t be fooled.

Do not move into this complex
This place is so dated and the property management is so difficult to deal with. Move to one of the many more updated newer complexes with more professional management to deal with. You will not like this place in my opinion. I regret moving into this place and can’t wait to move out.

BEWARE! Misleading, misrepresenting and dishonest
Don't let the high ceilings and exposed brick fool you. This place is a musty, leaking, poorly managed and poorly operated business. I found this place online as I was living in California at the time and preparing to move to NB,TX for nursing school. My boyfriend and I flew down to check it out and the only reason we chose is because they had a short term furnished apartment available. The office people sent a photo from the apartment above what was to be ours of the nice blue river when I... inquired about the view. When we arrived it was a totally different view. The one inch gap in the bedroom and living room shades opened right to the only public sitting area and BBQ grill on the property. There were literally chairs for people to sit right outside our bedroom and living room wall. Because the shades did not close all the way and the apartment was below ground level...ANYONE could look into the apartment. The management office was very dismissive and said there was nothing else available and we could be put on a wait list. We left and when asked who to contact for arbitration, were referred to the contract which has the WRONG information. Aside from this disappointment and misrepresentation, my apartment was leaking from the ceiling the moment we walked in. The walls and rain leak when it rains. They make you sign an acknowledgement form when you sign. Also, sounds travels extremely easily through the metal beams and you can hear EVERYTHING from your neighbors. Just dont do it. Not worth it and there are plenty nicer, newer, more honest places around town.

A Dream Come True is Not a Cliche, Thanks to The Landmark Lofts and Garden Apartments.
The Landmark has been a dream of ours for some time now, nearly 5 years, and the view, staff, service, amenities, location, and the surrounding area have all exceeded our expectations. My words are not intended to advocate or solicit on behalf of management; rather, give an honest and genuine (hopefully not too long) account of our authentic experiences. Please, by all means, schedule a tour to come and see for yourself; the view and location alone, everywhere you look speaks of a perfect... harmony between us and nature. I’m serious, how many residences do you occasionally have ducks crossing the parking lot? The view from our loft speaks of a great novel, morning and night, and at times truly breathtaking. Quaint and serene, yet exciting, do not even begin to express the atmosphere. The location especially fits our young family lifestyle; in the middle of the city and next door to nature, an almost limitless park with deer, ducks, fish, a lake and rivers as a backyard, our child’s school only a 2-3 suburban blocks away, the grocery stores a swift drive, and entertainment and city festivities a leisurely walk or stone’s throw as the crow flies. Last, but not least, the staff and service crew at The Landmark are the hardest working, fun, and most respectful group of residential personnel I have ever encountered in my years of renting. The humble staff personify diligence and grace with every encounter normally reserved for upscale communities, and their always friendly demeanor is a welcoming comfort. Likewise, the service crew are as equally diligent, undoubtedly respectful, and efficiently expeditious. Even under the restraints of human abilities, time, and natural law the service staff’s prompt and thorough work would astounded most athletes. Nevertheless as expected, I understand my words can be met with some disbelief or skepticism, but I emphatically welcome you to tour the The Landmark as we once did, and witness the beauty and charm. And in keeping this short as much I possibly could, trying to call upon each curious point, I envy you, because you can only fall in love at first sight once.

Review Thoroughly Before Signing
There are many apartment complexes in New Braunfels that appreciate good tenants and employ great staff. This is not one of them. The owners have a big city attitude and a fixation on their bottom line. The staff will treat you with utmost attention while you preview the property. Finding the best property that continues to care for the reasonable safety and well being of their tenants after the lease is signed is critical.
The electrical problems I encountered were treated as a problem of my... small appliances. I requested a certified electrical contractor when maintenance absolutely refused to take responsibility. Management agreed to the contractor and set up the appointment, but said if the problems were the cause of my small appliances, I would be responsible for paying the electrician’s fee. Upon inspection, the electrical contractor confirmed the problem was in the unit.
Security is another issue that is a concern. The back gate going to a large public park is never locked. Tenants who regularly disturb others are given more leniency than should be allowed.
Security deposit is yet another means to take unfair advantage of tenants. Damage to a wall in my unit caused by a Landmark maintenance worker and his ladder was deducted from my deposit. Obviously, the employee did not have the honesty to admit the origin of the damage, and the word of their tenant was completely ignored. This is characteristic of the ethic at Landmark.
Landmark is in a nice location, but parking can be a problem unless you pay additional fees for a covered space. There is a high turnover of office staff. Maintenance personnel is inefficient. There are a high incidence of dog issues. No recycling. Social events are limited.
