1800 is advertised as "Luxury" living but it has been far from that for a while now. We have lived here for many years now and the gate never works leaving us vulnerable to theft and damage by people who do not live here. Many Pearl patrons will use our ungated garage as a parking lot so they don't have to pay. The gym has had equipment that has not been usable going on about a year now. For months the TVs have not been working and have the cords hanging down the wall, very tacky. Many places... will have problems just like any family, business or relationship but what usually makes people work things out is mutual respect and caring for each other. The property management and front office does not see the residents that way. We sign a contract that says we have to obey all these rules to be a good resident yet they are not held accountable for keeping up the building and making this feel like a home for us. They blame the residents for many of the problems in the building like the front gate and plumbing problems. And if it's not the residents then it is the contractors they hired or the fact that they need more time to research and buy new equipment; there are not that many ellipticals out on the market that it should take over 6 months to get them replaced. As residents, this is where we have chosen to make our home and I will continue to do that for my family and neighbors despite the lace of respect and caring from the front office and Churchill Forge Properties management company.

Accountability
Two months ago one of our vehicles was struck by the entrance gate. On the day of the incident the property manager, Destiny, was outside in the morning checking to see if the gate was working. In the afternoon, after the gate fell on our car, she was out there manually lifting it because it got stuck in a position too low for cars to enter. There is a record of the gate not operating correctly consistently and fob RF issues. The front office allowed landscapers to park in the driveway causing... another safety issue that day. Even with Destiny knowing of the gate problems that day, the management company denied our claim to have our car fixed. They claim the gate was operating properly that day. They say they care about the residents but actions say otherwise.

I'd stay if I could!!
Management is kind and helpful, the maintenance staff always goes above and beyond. I wish I could take them everywhere I live- it's made my standards pretty high and even though I'm not staying in the city for the long term, this complex makes me second guess leaving just because I feel comfortable.
Room to grow, if I have to- some of the gym equipment could use an update. I also wish there were a bit more security with construction workers around at all times. Even just cameras at gated... entrances would make me feel more secure.

Not worth it
The location is great. The property is not well maintained. The maintenance crew is not allow to fix most problems. They blame the residents for 90% of the issues. The building had to be shut down for mold a few years ago and the air circulation is still so poor that the units are humid and you can smell mildew. There is something wrong with the drains or water, black flakey stuff grows out of the drains and on the toilet tank lid. I clean religiously, I have a desk job, and I was told the... black stuff was dirt that rinses off of my body. I guess this makes sense because I often bathe in my toilet tank? They treat the property like a hotel for temp guests so my unit often smells like smoke and there are always out of state vehicles in the parking garage and I am forced to park on several floors away. I am next to the pool and mosquitoes get inside my apartment. I only renewed my lease because I did not have time to move when the courts briefly reopened.

Great Location...with an average building construction & quality.
I have lived at 1800 Broadway for a little over one-year now and while I will give it 4-stars for the location, the overall construction of the physical plant is simply average. The walls between units are quite thin and you can definitely hear your neighbors personal arguments or amorous activities. You do need a key fob to get into everything which sounds like a good idea, but if you forget your key fob on a weekend or after hours you will have to wait in the garage or a stairwell for quite a... bit of time for another resident to show-up to assist you in gaining entry. The COVID-19 Pandemic has unfortunately resulted in the closure of most of the common area amenities (pool, social gathering room, gym, etc.). Absent the recreational amenities you're paying about $1.90/SF/month for the interior of your apartment space. The management staff is friendly during business hours, however, once the management office closes, you are on your own. The after-hours answering service will only take a message and while there was an occasional garage security car after a rash of automobile break-ins, I haven't seen the security service in several months. My guess is the additional security proved to be too expensive. The property is managed by Churchill Forge Properties and they manage 8-other properties in San Antonio. Most of their other properties in San Antonio are Class-B type properties and while 1800 Broadway has a nice façade on Broadway and a prime location, it fails to live-up to its' potential. The multifamily communities that are adjacent to The Pearl and/or the Riverwalk are more expensive, but in all things in life, you get what you pay for, though I question the overall value for the rent dollar at this community. One final comment, I travel a great deal and sometimes am unable to transfer funds into my rental account on a timely basis. I am currently "locked-out" of the communities' very archaic payment portal and it appears that I need to purchase a "MoneyGram" to pay my rent. Seriously, doesn't Craig's List publicly warn you about paying anyone with a MoneyGram. So, in summary, a great location with a Class-B building, hibernating recreational amenities, and competent local management. CFP, which was established in 1966, has earned a reputation as a tertiary property management company that has declined in service and efficiency over the last decade.
