Fees Fees Fees

They will charge you for everything. If the gate breaks, the cost gets pushed on to tenants. They will overcharge you for your rent and then expect you to pay or they will go to collections. They will break things while “ repairing” your apartment then charge you for it.

Mold

Building 7 is completely over run by toxic black mold.
The apts have been notified
They don’t care
We have been very sick.
They don’t care
So just curious has anyone heard of black mold growing in the hvac system at Sonterra Blue Apts.?
My boyfriend and I have lived here for a year now.
And everything has gone downhill with our health.
Weakness, sore muscles and joints, eyesight, swelling. My boyfriend bowled 3 leagues before we moved here and now cannot even hold a sack of potatoes. So many...
things and it is not just him. It is both of us. We have been to so many drs passed back and forth no one seems to know what is wrong . MRIs X-rays injections medication for joint pain. Nothing works.
And for awhile every time I would walk in the apt it smelled like wet musty towels.
Well we just got back from a week long vacation and when we walked in it was worse than ever(the smell)
We have now paid for a professional test
Positive for black mold
And, now have hired the Mold Law Group to help us.
We are too sick to even move.
They don’t care
And after posting on Nextdoor app apparently this has been going on since 2020 at least.
Many unhappy tenants
They don’t care

Its all about the fees.

Good property, just bad management. Fees are the new way to make money. New fees include $45 per car, $50 for trash, $13 for common area, $50 for the washer and dryer that they state they provide. They also mentioned that their lease agreement allows them to change the fees at will. Old residents are being charged some of the new fees and our lease says that is not allowed. Brought it to managements when I paid last months rent and still have not received an answer. Instead the fees increased... another $20. We are being charged a valet trash fee and don’t have valet trash. There is also a new amenity fee (must be for replacing the plants that they are allowing to die around the property.
Upstairs neighbor in same size unit was offered a new rate $100 less than the offer I was told. Between the new offer and all of the fees, my rent would increase $6000 in one year.
When management was walking a possible new resident around, they stated that there are two propane grills and that the property provides the propane. They haven’t provided propane since they’ve been here. One girl is actually a charcoal grill but they have both been used as charcoal grills. Ask them to go look at the grills and check for yourself.
One week, residents cars are being towed because the tag fell down ($300 impound fee). Next week the towing is suspended and you can’t get a car towed out of your space when you are paying $75 for a covered parking space.
Careful when you walk and drive around the property. New roofing company is leaving a lot of nails on the ground after they finish working.

After you sign the lease- forget about it!

They have absolutely no regard to wanna keep current residents. Rent goes up $100 and something dollars every year, no matter about all the stuff that has happened with the roberies and car break ins. I haven’t met such unreasonable people in my life. The second floor is the worse place to live, garage on the first floor, I can feel and hear the door opening and closing, third floor I can hear everything they do up there and the hallways. If you wanna enjoy your patio, ask if your apartment... will have the stone because if it does it just darkens your living room.

Below quality standards

I found multiple issues with the unit after moving in and after giving mgmt a week to fix there were still multiple problems upon my permanent arrival. I have been highly disappointed with the unprofessionalism of management and the untruthful marketing ploys. In no way is this complex luxurious, upscale, or elegant as displayed on their website and entrance. The front gate seems to be constantly broken which provides security concerns for single women and the elderly. ***Take note: ask to... visually see the unit you are expected to rent, because the model they showed me isn’t comparable to the apartment they actually put me in.***
