Well the plus about this place is that there were no bugs inside, they have quarterly pest control. The negatives… I lived there for 2 years, waited until after I left to write this, otherwise they would have nickel and dimed me for everything! I saw a steady decline with each new office manager, the first one was rarely there, 2nd was kind and personable but the last one is cold hearted and loved to threaten everyone then blame her bosses. Leasing agents have always been kind, I feel bad for... them and the position they are in. Maintenance is non existent, things like doors falling apart, paint peeling, wasps nests in your porch, holes in the tubs and sun shining through the front door where there shouldn’t be. You’ll put in work orders and they’ll get closed out without anyone coming, they tell you that they have the owners coming so they have to close out work orders to make it look like they are doing their job. They have a pile of old trash old furniture that they built a fence around instead of cleaning up. The “new trash service” maybe collected trash once a week if you were lucky. They allowed pedophiles and drug dealers move in recently. They’ll tell you they do background checks, but then shoot them selves in the foot when they send out emails saying, “it’s been brought to our attention of the increased drug activity on property and it won’t be tolerated” . Water was constantly shut off with no notice, there was an entire week without hot water at all. The pool was green & nasty the last year. And can we talk about the dog poo everywhere, pet owners weren’t cleaning up after their pets & when we turned them in with photo evidence like were told it was brushed off. It wasn’t like this the first year, once FPI took over that’s when everything went downhill drastically

These apartments are gross!
I am really in disbelief how bad these Apartments are. I have never had such a horrible experience, there will be so many red flags don’t ignore them. Do get stuck here for a year you will regret it.

Not Great, Not Horrible
The units are dated. When they say they “renovated”, it only means they refinished the countertops and painted the cabinets. They did not repair or replace them. I would not recommend spending more money on a so called renovated unit. Overall, the apartments are clean, minus the ridiculous amount of dust in the air vents. The staff is very friendly and the maintenance guys are helpful. They are also a little shady. Meaning they charge you extra for trash, gas (even if you do not have... anything that uses gas inside the apartment), and water. Now water I get, however the way they break down the charge has nothing to do with the amount of water you personally use, but they charge you one fee for the square footage of the apartment and then charge a different amount for number of people living in the apartment. Basically, they take the total usage for the complex and break into unit bills based off of square footage and personnel residing in the unit, not based of your individual usage.
It is a relatively quiet complex, the loudest noise is water running through the pipes, you will definitely know what kind of shower schedule your neighbors are on. Overall it isn’t a horrible place, but I am sure there are better properties available.

So many problems during our lease
Don't go anywhere near this property, the pricing isn't worth the headaches. Their office staff can't run an office properly or answer/return phone calls, and no one knows how to communicate anything with tenants.
Tenants are shouting and fighting at all hours of the night, plus loud music constantly. People (both tenants and non) dig through the dumpsters at night and leaving their mess scattered around. No one cleans up after their pets in the dog park or in any of the grass around property,... and I've been attacked a few times by people that refuse to put their aggressive dogs on leashes
The units aren't worth the rent price. Doors that don't close fully, door locks that don't work, water-damaged cabinets from the 80s, cracked windows, bedrooms that don't have ceiling lights, and outlets that don't work. Now they're trying to charge for rent and late fees on my unit AFTER I've turned in my keys and moved out. There is so much wrong with this property and the management, it just isn't worth it to live there

Who needs water?
The property itself isn't awful although they have a problem with tenants not picking up after their animals. The dog park is basically where they let their dogs out to poop, not that the grounds are much better. Plus they have units that are upgraded and those that aren't so keep that in mind when they show the sample unit. They regularly shut off the water. In the past year and a half we've lived here it has gotten so bad that the occurrence is at least once a month. Last month it happened... four times and two of those were all day long. We have had other issues with them because of new management. It's hard to get ahold of them via phone. I have had them not respond to emails as well. They get a little tow crazy now that they require parking permits for open parking. We have had our cars towed twice in the past 5 months since they implemented it. I wouldn't recommend this complex to other people and will not be renewing at the end of my lease.
