*** The $500 discount is because the hidden fees will quickly make up for it. After a year at the Argyle, my advice is not to rent from AMC or Alliance Properties. I moved in here because the apartments looked nice and the price was reasonable. With my first rent payment I was charged $200 more than I was lead to believe I would pay. This hidden cost appears to be primarily from utilities. You not only pay your utilities for your apartment, but you also pay for the common areas. Although there... is this inflated cost for the common areas, it doesn’t necessarily reflect maintenance and cleaning in these areas. A main draw for me initially was the laundry room in the basement, but I was unable to use it for the last few months. The washers were consistently dirty, if not broken. Many residents submitted requests for the machines to be fixed and cleaned, but we were ignored. The locked gates are another common area that is in constant need of repair. The gate for cars is constantly broken. It will remain open for days at a time, leaving the parking area unsecured. The back gate, for people to walk into the complex has been missing for months, so the building is often left completely open. While we, the residents, have asked repeatedly for these gates to be fixed the have been left in disrepair. The elevators, another common area, are also often broken. Within the contract there is a section that notes that they are not responsible for keeping the elevators working. They take this section of the contract seriously and it’s fully possible that the elevators could be down for days at a time. One the plus side the stairs are always open, you just have to avoid the dog pee! They will also try to charge you for internet, whether it is in your contract or not. Many times I would get up to get ready for work and not have any hot water. With the new management company, AMC, the building is getting some renovations, albeit primarily superficial. The gate is still missing, but the building is getting a new coat of paint. AMC isn’t focused on the customer and their needs. Most residents are disgruntled and waiting until their leases are up to be able to move out. When a resident is seen moving out, you’ll often hear other residents congratulating them. If you can find another place to live, go there.

Our staff prides itself on being transparent in all communications, especially those... involving potential fees and charges - all of which are clearly outlined within the lease agreement. You'll find it is not uncommon in the multifamily housing industry for some additional charges - such as utilities and CAM fees - to slightly increase the overall monthly cost of renting a home. These costs, along with how they are calculated, are delineated within the lease. We appreciate all residents' patience as our team tends to all outstanding maintenance requests. An Oldie but a Goodie tons of updates and remodeling completed!
Although I am a fairly new resident I feel confident in saying that I have had a great experience with the management and staff. They are always accommodating and knowledgable. Although the building is older, I love it's personality and quirks. The mgnt team is constantly making upgrades including the newly finished north and south elevators. The clubhouse, pool and gym are excellently decorated and maintained; I look forward to using them all more as the weather gets warmer. The tenants are... super friendly and have been great to get to know. They are super pet friendly and there is a great crowd of dog owners as well. Keep up the great work

On the surface, value for money seems ok. It's not. There are a total of three elevators in the building. Two have been completely broken since I moved in 5 months ago. The other works 70% of the time. There are door locks on everything including two just for the laundry room. It's pretty irritating. Utilities are also off the charts for Utah. Around $40 for building utilities and another $35 for electric if you are conservative. Plus internet is not included. I could live with an old building,... but the people in the office (besides the general manager who is one of the friendliest people I have ever met) are some of the most unpleasant souls around. It is a massive burden to pick up your packages and there is just an overall "I could care less" attitude. How is this standard of customer service acceptable? Finally, they don't have a maintenance staff. Well technically they do, but they don't really do much. Several of the building light bulbs are out and never get replaced. It's mostly left to your own devices. Just an FYI.

Nice Apartment in Up and Coming Area
The argyle has been a great place to live. The facilities are brand new and super nice - gym, laundry, clubhouse. Nice pool and best breakfast in town (Penny Anns Cafe) in the building. Not to mention Bees stadium down the street and great restaurants within walking distance. Apartments are clean and updated and the building is quiet.

this place is a dump heap managed by mediocre fools.
Here are some fun facts about the argyle, aka the terrace . . .
bed bugs. bedbugs everywhere. the stairwells are reminiscent of a trash shoot or a crime scene. the balconies are falling apart 2 out of three elevators are broken at all times. the one that isn't will be half the time. tenants let their dogs defecate in the common area, so now the grass is dead. the $150 application fee DOES NOT GET APPLIED TO YOUR DEPOSIT. ever. doesn't happen. your rent will increase once your contract is over... . the management actively ignores your requests. If they ever show up to work.
this place is poorly managed and even more poorly maintained.
run. run away and apply some where else.
