AC BROKEN FOR HALF THE SUMMER

Stay away. Please. The AC has been broken for half the summer and I swear, you will simply experience hell if you move in.

Great place to live

I've been renting at the 2055 N Vermont St location for the past several years, having first leased with the former owner and then continuing that lease under Knox properties. In the last couple of years, the pipes have all been inspected and valve repairs/upgrades have been actively ongoing. There used to be ants in the AC, but Mr Knox got rid of them. Likewise, moths in the closet. I used to run a dehumidifier next to the AC, but this summer it finally got put away. The property used to have... an outdated and semi-working entry system, and I'm THRILLED (!!!) with the new Butterfly entry! I noticed that Knox Properties actually put the new call box low enough to be accessible to all, and that's awesome. It's really good to know that my packages get in to the building and that the location is secure.

Last but not least, the new laundry area! Man. I remember hoping I could find enough quarters with the previous owner’s four outdated machines, and hoping at least one of the machines would work. Well, now there are 6 machines with a mobile app, or credit cards. So much easier for me.

In my time here, the crew has responded to and fixed a water leak, then gave me very nice new blinds in my window. The plumbing valves for the bathroom were not working, and they showed up quite quickly to service. My oven finally stopped working due to age, and I literally had to ask the maintenance team to wait to come back another time to repair/replace - that's how on top of it they were. Even given the weirdness with supply issues and the Pandemic, it's really weird to have someone so involved in the community, but I can tell the team is working hard and man, it's actually pretty cool of them.

Overall good area and space

Pros:
- Nice space and area as it's not too busy in the parking area. I like the large windows that gives good natural lighting.
- Fairly priced
- Near grocery stores and restaurants, walkable distance
- Upgraded touches in public spaces

Cons:
- Old AC unit, in the summer, prepare for your AC to be out intermittenly
- Old elevator, breaks down from time to time, thankfully didn't get stuck in it
- No updates or follow-up communication of when repairs will happen, more so with the AC or water....


Overall a good place for single or couple that need to save some and don't mind the inconvenience. It seems like they're doing upgrades but not on the important stuff like the AC or the elevator.

The elevator is completely new as of 4 years ago. However, service was interrupted once this year for 3 hours due to power outage. The AC units work, but we have replaced many of the motors and will continue to do so as they fail.

Good Space, Bad Management

You get a good deal in terms of space. Good size, decently clean. But maintenance and management do a horrible job. They take a long time to get things fixed, and you’ll find your AC randomly not working at times. Other times, you’ll have water shut off with no prior notice. Makes for some very uncomfortable days.

This building is owned by Knox Properties, but managed by Borger Management. Therefore, the complaints pertain to the management, not the conditions.

The property has been greatly improved over the course of the last year. Both the...
infra-structure and the appearance have been upgraded to meet the standards achieved over the past several decades at buildings owned by Knox Properties.

We have received numerous accolades in response to those improvements. However, at times, we have had some disruptions resolving the maintenance “deferred” by the past owners. We apologize for those disruptions and our improvements will eliminate similar disruptions in the future. We apologize if the management company did not provide adequate notification of those disruptions.

The infra-structure renovation included major repairs and replacement of the Plumbing, Air Conditioning, Elevator, Ventilation, Laundry, and Security systems.

Water valves. When the building was purchased in November 2019, none of the 26 water valves, which shut off water in segments of the building, worked. Therefore, initially, we had to shut off water for the whole building to replace a faucet. We have now replaced all 26 area valves as well as many of the valves in the apartments.
Ventilation. There was no ventilation in the hallways and apartments at the time of our purchase of the building. Therefore, all eight (8) ventilator fans on the roof were replaced.
Heating and Air Conditioning. We have renovated many of the 50 air conditioning and heating convectors in the building, and a new elevator has been installed.
Elevator. The elevator is new.
Laundry. We installed new laundry machines, with more capacity, that can be operated remotely by a mobile phone.
Security Cameras. We installed high quality security cameras.
Video Access. We installed a new lobby video access system that can be operated remotely by phone to allow access by guests or delivery people.

The renovation to the appearance included new materials throughout the building. The floors, walls, and ceilings throughout the common areas of the building have been replaced, and the interiors of the apartments have been renovated.

New wood and tile flooring
New lighting
New cabinetry
New granite countertops
New stainless steel appliances
New drywall and painting.

Last, but certainly not least, our rents are significantly below the rents of any comparable apartments in the neighborhood, as well as significantly below those apartments that are of lesser quality. We are confident of that fact because we have visited every building in the neighborhood and track their rents.
