Requirements:

2. Application and Current credit report supplied by you via Apartments application, required.
3. You must have a renter's insurance policy.

1. Rent Payment:
Rent is due on the 1st day of each month.
Late fees of $230 will be charged for payments received after the 5th day of the month.
2. Security Deposit: $2300
The security deposit will be held by me during the tenancy.
The security deposit will be returned to the tenant within 45 days of lease termination, minus any deductions for damages or unpaid rent.
3. Renter's Insurance:
Tenant must maintain renter's insurance with minimum coverage of $[200K].
Proof of insurance must be provided to me.
4. Maintenance and Repairs:
Tenant Responsibilities: Tenant is in charge of minor repairs and maintenance, such as changing light bulbs and replacing air filters.
My Responsibilities: I would be in charge with major repairs, such as plumbing, electrical, and HVAC issues.
Tenant Notification: Tenant must promptly notify me of any maintenance issues.
5. Use of Premises:
The property is to be used as a residential dwelling only.
No illegal or disruptive activities are permitted on the property.
6. Pets:
No pet is allowed!
7. Termination of Lease:
Either party may terminate the lease with 60 days' written notice.
Early termination fees may apply.
8. Governing Law:
This lease agreement shall be governed by the laws of the State of VA.
