I have been here two years and have not had an issue. Service request are handled promptly. Grounds taken care off. My only issue is tenants not cleaning up after themselves. Love my home!!!!

Wonderful location!
I have been a renter for three years and love my place. The location is convenient to everything, two blocks to the oceanfront, one block from a grocery store and steps away to some great restaurants. The property itself is spotless and the owners are there daily so the attention to detail (i.e. clean parking lot, hallways, pool, etc.) is superb. I've looked at other apartments nearby and think the rates are slightly less than other comparable properties. I would highly recommend living... here.

Very mixed feelings about this complex.It is apparent that the lack of concern for the tenants comfort is starting to take 2nd place to the owners. Initially they were very attentive but now the owners have shown a lack of care over the screening of tenants. With the # of new builds in this area, and with the growing increased vacancy in this building I can see it going downhill fast Maintenance: • Positive-attentive to the maintenance of the buildings structural needs. • Negative-Less concern... over cosmetic needs. windows don’t pull in to wash the exterior so they are disgusting.. Amenities • Pros: Many high end details… glass tiles, granite countertops and tile flooring, open floor plan, great size closets and bathrooms. • Cons: I assume to make up for the cost on the tile and granite they went cheap up on many other details: appliances are stainless steel, but the bottom of the quality level, Dishwasher is small, glasses are too tall for top rack and rungs so narrow mugs take up 2 rows. Only way to get dishes truly clean is run it on heavy, hot & power dry… and I rinse everything before putting it in the dishwasher. Stove is low end, odd sized burners and small interior space in over. Washer & Dryer are junk. I go to the laundry matt more often than I use the one in my unit… no gentle wash cycle, no soak option, if you want to use fabric softner you have to run a 2nd rinse or your clothes will be stained. You can only dry your clothes on air dry or risk burning clothes . Light switches are all on 1 wall or in odd locations, likely to safe $ on junction boxes but it is a real pain. Neighbors: Pros: As a group for the most part respectful group. Cons: Several units are occupied by tenants that have no respect for others. elevators and halls often smell of pot; people urinate & throw their garbage over the balconies; Owners are made aware of these issues and do nothing. They will tell you to handle it or call the police. There are a few who become verbally aggressive with others. For a new building you would think the sound would be better but you can hear neighbors open and closing doors, cabinets, conversations and the running of their washer & dryer at ALL hours of the night. I for one am awoken several times a week because of the noise. The owners remain silent and tell the tenants to work it out among themselves. It seems that attrition is increasing here rapidly and the standards of new occupancy lowers each month.
