Upon signing a lease we were told that this was a amazing place to stay, the pool, the fitness area and the complex being gated is what won us over. Me and my Boyfriend relocated from IL (900 miles away)we signed in March for 12 months and behold in July we were sent a email, along with every other tenant that they will be doing renovations and are terminating everyone's lease, they also informed us that they will send out a second email about when each building has to be vacated. -What type of... business kicks out their tenants, new and old for renovations? -What type of business allows someone to sign a 12 month lease go through the hassle of applying, moving in furnishing their home etc, just to turn around a couple months later and "INSTRUCT" them to move out within 120 days? -What business allows pets but will not inure that their tenants are cleaning up after their pets, let alone the maintenance in the complex? -What business, upon signing a lease informs you that the Water (sewer,trash removal) bill for a one bedroom would be $50-60 a month, and they lied after I got my first bill and stated that it can now RANGE from $50-60 a month PER PERSON, so for the last 5 plus months we have paid a water bill averaging 125 PER MONTH. Let me say that I have never paid a water bill for a apartment that has been more than $50 bucks, water is the cheapest utility there is when renting. - What complex hires RUDE,UNPROFESSIONAL, INCOMPETENT,ILLIERATE, UNQUALIFIED,INADEQUATE, staff to run their real-estate business? South Beach Apartments/Gumenick Properties is horrible establishment and I cannot wait to watch their establishment crumble, and lawsuits fly through the door. They have no sense of loyalty no sense of respect or consideration for their tenants, when the tenants are what the staff have a job and the Complex have a running establishment. I would NEVER recommend this chain of apartments to a homeless person. Everything about South Beach is a HOAX. Lastly, I only choose South Beach upon arriving to Virginia Beach because I seen they didn't have breed restrictions and I have a Pitbull which Ive had since he was a couple weeks old. I didn't know that in Virginia Pitbulls are frowned upon, so its very very extremely hard to find a apartment complex that will accept that pet. With me being informed that I have to move out by a certain date I had to find someone to adopt my dog and that was the worst part of it all.

Was great then went South
Lease started out great. It was pretty clean, maintenance team is super responsive, front desk people were awesome. There was a sense of community. Management changed and this place shortly went downhill. So many dogs now live there and people don't pick up their dog waste. You hear other peoples dogs outside barking constantly while you are in your home. Random people cut through the complex and hop the fence into and out of the complex. Cars get broken into and packages get stolen off your... front door. It's like the hood found out about this oasis when they tore down the woods on 19th st. Construction noise is great at 6:30am too. On top of that, they served everyone in the entire complex an eviction notice so they could renovate starting in January. People who had just signed a lease in July and finished moving in, now have to move out when it's their buildings turn to be renovated. The front desk people (who are great) didn't even see this coming. I wouldn't move here until construction was done or management changes back to who it was before.

Prices change monthly
I would leave this place now if I could. I've never lived somewhere that charges high fees every month on top of the monthly rent. Who needs to pay $30 a month in trash service? I can hear my neighbors talking in their apartment even when they are quiet. People complain about every day living noises because there is no sound barrier at all. My boyfriends gas was removed from his work van which was parked outside. I called to inform them because even though it's not their property, I thought... since their residents parked out there they may want to send out an email to warn people. Instead they got defensive saying that it was not their fault and people could come inside the gate and do the same thing. I thought I was paying for a gated community for safety but they are claiming it's just for parking control. It's almost worth paying the 2 months rent to get out of this place.

poor management
My parking spot was stolen by same neighbor three times; the first thing the manager did was suspecting me. "Was it really your neighbors car?" They took our spot for THREE times. She was lazy enough to check my spot and finally they left. do you wanna know what she told me at last?? "Maybe it was their friends' car."
Why do we have to donate our parking spot for our neighbor/ their friend???

Complete trash
If you love to walk through mud and dodge piles of dog feces this is the place for you. Management doesn't care about the neighbors who blast music or park wherever they want to either. You will receive the respond of "I'm sorry". The price of rent changes daily so unfortunately you could be paying hundreds of dollars than your neighbor who has lived there for years or the guy who moved in yesterday. Majority of renters are military who have no sense of respect even though we should praise them... for serving their country. Overall, disgusting for the amount of rent and high water bill.
