--The property is available for a 10-month lease and is offered unfurnished. The lease is subject to renewal, contingent upon the tenant's satisfactory fulfillment of lease obligations and mutual agreement between the owner and tenant for a new lease at the end of the current lease term.
--At the time of lease signing, the following amounts are due:
1. First Month's Rent: The full rent amount for the month following the tenant's move-in date.
2. Prorated Rent: If applicable, this amount covers the rent for the days of occupancy in the month of move-in.
3. Refundable Security Deposit: $2,395.00, to be held for the duration of the lease as protection against damages and any other amounts owed to the landlord as part of the tenant's obligations.
4. Move-In Fees: $500.00, which covers administrative costs related to processing the lease and screening potential tenants.
5. Last Month's Rent: This amount will be collected in six equal installments, beginning with the first installment due at lease signing.
--Tenants are responsible for all utilities, including water, sewer, garbage, electricity, gas, internet/Wi-Fi services, lawn maintenance, yard waste, etc.

--Renters insurance is required for all tenants.
--In accordance with the City of Seattle's rental regulations, applications will be processed on a "First-in Time" basis. Applicants will be considered in the order their complete applications are received, which must include all required documentation. If the first approved applicant fails to respond or accept the terms of the rental agreement, and the holding fee is not received within 48 hours, the landlord will move on to the next applicant who has submitted a complete application. Please note that applications from groups of multiple individuals will only be considered once all members of the group have submitted their complete application packages.
--Applicants must arrive on time for scheduled showing appointments.
--Applicants must maintain a favorable credit history, free from negative issues that may indicate a high-risk profile or a pattern of payment delinquency. Applicants with charge-offs, outstanding debts, or a history of delinquent payments may face denial of tenancy.
--Immediate denial of an application may occur under the following circumstances: submission of false, incorrect, or misleading information- or any threatening or abusive behavior directed towards leasing representatives, agents, or contractors.
--To qualify for this rental, applicants must demonstrate a reserve of four months' expenses, calculated as follows: (monthly rent + other monthly charges) x 4. Checking and savings account balances will be considered at 100% of their value. Qualified retirement accounts and stocks will be counted at 50% of their total value, while qualified health savings accounts are excluded from this calculation.
