How Is This Rating Determined?

Decent but not worth the price

Pros:
- Centrally located within walking distance to grocery stores, restaurants, and coffee shops
- Safe mail deliveries and packages (never lost a package even when left in the mail room/ lobby for couple to few days)

Cons:
- Rent increase almost on a yearly basis (ex. If you lived here for 4 years, you would have seen rent increased 4 times)
- Poor ventilation. Stuffy and hot in the apt, and especially unbearable (like a sauna, inside much hotter than outside) during the summer unless you...
install your own air conditioning. The internet installation guy even remarked about how hot and stuffy upon entering the lobby towards the end of summer.
- Downtime whenever the elevator, parking garage door, garbage door requires maintenance, taking 1-3 weeks to resolve/fixed
- Tight garage parking spots. You wouldn’t be able to squeeze between your car door and pillar or car next to you after having a burger
- Calling management almost always sent directly to their voice mail
- Noisy. Crazy/mentally unstable homeless across the street at Safeway yelling profanities in the middle of the night. Wall is paper thin.

Overall cons outweighs and pros.

DO NOT MOVE HERE.

If you value your sanity at all, do not move here.

The walls are paper thin and you can hear literally EVERYTHING your neighbors say or do.

There are no amenities (aside from a small roof deck that is usable for 2 months out of the year) despite being priced similarly to other buildings in the area with gyms and other communal spaces.

The parking situation at this building is tight and there are only a few spaces. Good chance you'll have to wait on a list to get a spot.

The property...
manager does not care AT ALL about any issues you might have. If you put in a maintenance request, expect to wait a week and likely need to follow up to get someone to address it. If something is broken in the building (not your unit) expect to wait even longer.

If you have ANY other options, please entertain those. This place is not worth the price at all. You're better off in an older, well-insulated building with less modern finishes. Trust me, you do not want to live here. It is pure hell.
