I put a string of small white lights neatly around the top of my balcony railing shortly after I moved in towards the end of 2019. By the beginning of Feb, I received a notice from mgmt that leaving “Christmas lights” up was a violation of my lease and I had to take them down. Here it is the middle of March and my neighbors still have white “icicle” lights hanging haphazardly over their railing.
The valet trash service is convenient most of the time, but the rules state that the trash can with... a tied trash bag inside has to be put outside your door. That meant I didn’t have a trash can until after the trash was picked up, so I put just the bag out maybe 3-4 times before I received another notice from mgmt. After that, I put the can out. Then I had new neighbors move in across from me last summer. Bags of trash were being set outside their door multiple times a week. I called mgmt who said they would “take care of it.” A few more nights of just bags being set out and I called the mgmt a second time. The neighbors started using the trash can, but then the can would sit empty outside their door for days, just being ignored when they came home. The rules state that if a can is left out past the day following pickup, Mgmt is supposed to confiscate it and charge the renter a fine to get it back. That was never done. They put the can and trash out one Thursday night and by Friday night when I came home it was pushed over in front of my door, blocking entrance to my own apartment. On top of that, it stunk horribly! It sat outside their door until Sunday. I reported it to the mgmt. I got another, “We’ll take care of it.” After that, the neighbors went back to just putting out bags of trash again. After months of this, I have subsequently sent almost a dozen photos of trash bags sitting outside their door. There’s crap all over the landing right now that came from a bag that was set outside last night. Absolutely NOTHING has been done about it, even though I got a notice almost immediately.
Since day one, my downstairs neighbor has smoked on their front and back patios at night. I sleep with my bedroom window open and that acrid smoke wafts right into my window and burns my nose and eyes. I’ve made many complaints which have been ignored. Mgmt should look at the soot stained concrete.
They got a puppy that gets locked in a crate even when they’re home and howls almost constantly. Mgmt has ignored my complaints yet again.
The place needs new mgmt.

Fine Place to Live...however.
Giving this place a 3 star rating because of what happened to me only 5 days after moving in. I'll start with the positives. The office staff is kind, professional and for the MOST part helpful. My apartment is clean, comfortable and I feel fairly safe here. It is quiet and the grounds are kept clean. It's nice to see all of the Christmas lights. The only issue I've had so far has been with the parking. When you are a brand new resident and have out of state plates they give you a paper parking... permit. The permit is to be displayed on your dash when parking in the complex. I had been religiously placing the permit on my dash so as not to be towed. On my 5th day living here I walked out of my apartment to get into my car to go to work, only to find my car missing. At first I thought my car has been stolen, but then realized that there was a possibility it could have been towed. I was certain I had place my permit on the dash, though as I had been told to do. Called the tow place and they confirmed that my car was indeed impounded at their Vancouver location. They wouldn't have anyone there to assist me until noon. I called out of work, and messaged the Springbrook office. Their response was kind of sympathetic but also pretty neutral. They told me they were waiting for pictures to confirm that I had indeed failed to place my permit on my dash. I never heard back from them after that about this parking fiasco. I then spent the rest of my day getting my car back. When I got to the impound lot and was walking towards my car I saw that my permit had slipped off the dash into my left hand side dash window. It was facing out, visible, but not technically on the dash board. The pass is YELLOW and hard to miss. Ended up paying $303 to get my car back and was also hit with a $50 parking ticket from the security/parking person who called to have my car towed. The whole thing was a nightmare and I feel a bit violated and deeply upset. I wasn't issued any form of warning they just towed my car and I was technically legally parked. It's bad enough we're dealing with a Pandemic and people are struggling already. Is it really okay to treat your residents this way? I understand rules are rules, but dear God. I'd only been here for 5 days at that point and had just moved out of a previously abusive living situation. The world had beaten me down enough at that point already. Hopefully, this review prevents this from happening to anyone else in the future.

I used to love it....
I used to really love this place. I've been here going on 9 yrs now. The grounds are still kept up nicely. That said, the last year or so, the vetting of new tenants moving in and respect of current residents has gone downhill. Some additional changes are quite unpopular among those of us who live here and any feedback seems to have fallen on deaf ears. I used to recommend this place to people looking for apartments in Vancouver, but no longer would I do that. The end of my lease can't come... quick enough.

Getting worse and worse
I have lived here for several years and the place is quickly becoming an over-priced dump.
Parking is terrible. Past 7 pm you will have a difficult time finding any where near your building unless you’re lucky and live towards the middle of the complex.
Grounds keeping is a joke. The groundskeepers will walk right by rotting pumpkins outside left outside apartments for months on end and animal waste is EVERYWHERE.
Trash is rampant throughout the complex and the trash collection point is... constantly overflowing.
When maintenance enter apartments they leave messes behind and refuse to leave the area as they found it.
The apartment layouts are not that good and the kitchens are overly cramped. Trust me, you can find much better places in Vancouver for a comparable rent....stay away.

Above average apartments with fantastic location.
Positives: -Great location with very close access to SR-500 and I-205 (orchards) -Built in 2000 (new carpets) -Storage closet outside and respectable sized patio/deck. -Good insulation in the walls which dampens the neighbors noise. -Decent community -Swimming pool -Free membership to YMCA (3 minute walk away) -No traffic noise heard inside nor outside the apartments (from nearby SR-500)
Negatives: -Limited parking space
Summary: I have been very satisfied with these apartments so far. I... would say the rent is about standard price as far as apartments in Vancouver go ($875 2 bed 1 bath for a lease signed in April 2015). My biggest concern when I first looked up this apartment was the noise from the SR-500, but so far it has been very quiet inside and outside the apartment. The community is mostly comprised of working/ middle class families, leaving me feeling pretty safe (also a police station across the street). The only thing that I really dislike is that parking can be really limited. There is no assigned parking and the parking spaces for my building are usually filled up by 9 pm. Thus, i have no choice but to park a a couple buildings away on most working days. I would've definitely gave these apartments 5 stars, if it wasn't for the parking issue. Overall I'm very content and I will probably end up re-signing the lease.
