Falling Apart
Rooms aren't clean or repaired before move-in (or afterwards for the most part). Snow removal is extremely slow (responsibility of Mountain Valley) and the driveway is impassable with snow on it. There is a 10+ foot radius of trash surrounding all entrances to the trash compactor. The amenities listed are not available and have not been for some time. There is a van to campus, but management does not tell you when it is not running. I was stranded on campus after the office closed and their... voicemail mailbox was full. The van also didn't run for half the Fall semester. Note there are plenty of good reviews around 2018-2019, but these coincided with a promotion for giving honest reviews. If you can help it, do not live here.

Summer ‘21 Update
Per a sanitary inspector at the Monongalia Health Department last week, Mountain Valley failed their pool inspection in June of '21 and has yet to tell the Mon Health Dept the issue is corrected or schedule another inspection. Additionally, Mountain Valley has sent emails lying that the pool closure is outside of their control. It is July 15th, and the pool is still closed.
The grass has not been cut in a month. The entire property looks overgrown and upkept like a foreclosure is pending.
For... months, Mountain Valley has neglected and ignored requests to fix the outside floodlights at a parking lot notorious for drug deals by the trailer park fence at building 2000 Scenic.
Can you believe it used to bother me they didn't maintain the dog clean-up stations? They still don't, but it's not even on my radar of concern now.
The resident police officer chased off some strung out loiterers at the said problem parking lot yesterday as soon as I asked. He's a super nice guy who actually goes above and beyond for his job so this review shouldn't be reflective of him. The maintenance guys even helped him out. So a star for him and a star for them.
If NB Mountain Valley Leaseco, LLC doesn't like this review, fix these issues, and I'll happily delete it. To quote a manager at their office, "Welcome to the real world."

It's Meh
The downside to Mountain Valley is the poor roommate matching, the poor upkeep of the property, and the increased costs. Some of the issues to highlight is the use of our facilities. Full court basketball used by others not residents. There is plenty of parking throughout the property so you shouldn't have an issue with parking. The downside to that is lighting on the property is poor. The property maintains that its secure and has lighting and security available, but it actually does not. I've... been here for a few years and seen cars vandalized, breezeways poorly treated, and parts of the property as dark as being in the countryside. Many of the lighting fixtures are broken and do not work and others are so poorly maintained the lights are just not switched to show they work. Instead of investing in the property with increased rents that have gone up across the board, Nelson Partners have showed that the increased costs are not going back into the grounds and apartments. ome buildings have fans in all rooms, others do not. I was told during the construction the company building it had to cut costs to finish thus leaving all the apartments completely different with added fixtures. The lease states we are not to upgrade or improve any part of the apartment yet other apartments get added extras that the property did previous and did on a whim. The carpets are never cleaned and only the apartments that have been abused by previous tenants will get the cleaning experience. The carpets in all the apartments are old and dirty and are never cleaned and replaced. Rising rent costs are starting to make many residents wonder where the money is going as improvements to the property go unseen. Lighting still is a huge concern. At the time of this review there were over 30 lights out on the property. Many areas completely blacked out by the lack of light which would be a concern for some residents. There is no security and the security system they tout actually doesn't connect to any centers to alert to break ins or fire. A good thing is the rent pays for all or most of the utility needs which makes for an easy payment. Watch for the third party company who they use for electric overages. The location overall is great if you are looking for something quiet and away from a party scene. A lack of sidewalks makes moving around the property annoying but not impossible. The pool closes when the office does making the amenities inconvenient at times.

Great Location
The property is in a great location. Minutes away from the WVU medical and Evansdale Campus, shops, and eateries. The property's maintenance crew were quick to respond to my requests and offers great rates. The rates include utilities, wifi, and cable... they offer discounts for GPA and employment with the university.

Good, not great
Lived here for just over a year. Main problems we faced were loud and noisy upstairs neighbors. If you are not on the top floor, you will hear every step your upstairs neighbors take, especially if they have a dog. Mountain Valley doesn’t have noise complaints so they won’t do anything about it. Request a top floor if you can. That was my main problem with MV. While touring, the gym was in tip top shape but by the time everyone had moved in, they started “renovation” which lasted almost all year... for them to barely add anything. The staff is very nice but responsibility was delegated to people that seemed to never be in the office. Place was fine. Appliances are slightly older but never really had any problems. A/C wasn’t working initially but it was fixed fairly quickly. Kept the roads pretty clear during winter. Campus isn’t too far. 4 stars if they would’ve buckled down on the loud upstairs neighbors. 5 stars if the place nicer on the inside but for the price, it’s reasonable.
