Relatively Affordable, But Not Worth It

The rent cost for a central location in the valley, the in-unit appliances and the fitness center are the selling points.

However there are a handful of negative aspects to consider. Parking is subpar, good luck if you drive a larger vehicle. The neighborhood is not suitable to walk at night. The property is renovated to look new and pretty in all the pictures, but there are obvious signs that the building is well aged (My wall leaked water every time that it rained). Also, in my 1.5 years...
living here more than 5 packages I’ve ordered have either been stolen or lost. The “Amazon Hub” that is supposed to be an amenity is often out of order, and the delivery driver will give it to someone and mark as delivered and you will never see that package. At a time where I’m ordering products online more than ever, this has been extremely frustrating. And it’s not just me, the community has a facebook page and at least once a week someone makes a post that they are trying to track down a package that was said to be delivered. 32 Arcadia very recently changed to a new property management company which I was hoping would resolve the shortfalls, but the new management has actually been more incompetent than the last.

I picked this apartment when I first moved to Phoenix because it conveniently sits within a 15 minute drive of downtown, Scottsdale and Tempe. Now that I have lived in the valley and become familiar, I can confidently state that there are better options out there.

Gross

First, I’ll say management is not too bad. That being said, this property is highly overpriced and gross. There is a crack apartment next door, shopping carts left out front, trash and broken glads all over the parking lot from crackheads going through the trash each night.... as for the property... the parking is awful and super tight, the apartments have not closet or storage and the neighboring businesses loading docs are absurdly loud with backing trucks each morning. The entrance gate is a... pain to get to open with their current system.

Gym is ok.

I would not recommend living here at all.

DO NOT MOVE HERE

I just moved in 2 weeks ago and I am already Unsatisfied.

First thing is first, I moved in with the expectation that it would be a secure home considering they have cameras and the gate but they never have the gate closed. There is a terrible apartment complex with crackheads that can easily just come in and search your dumpster which I’ve seen already. There is always disgusting carts out by the front gate entrance. The washer and dryer is another reason I was interested, yet i already had to...
call maintenance to look at it and still not working. Better off going to the laundry mat and the parking is just terrible. It’s a “first come, first serve” leaving parking extremely far away from your unit. This place is NOT worth it. I regret it so much!

Dirty and Uncared For

I have lived here for 4 months now and I can say that I have never lived somewhere so awful. This community is constantly dirty: pee stains line the sidewalks and the smell of pee is constantly is the air, the dumpsters are ALWAYS overflowing with garbage and you have to ASK for it to be emptied as if it is your job to let management know when things need to be emptied/cleaned/done. Residents pile their old broken furniture and garbage around the dumpsters for your viewing pleasure and... management does not care. The people who live here are loud, obnoxious, and selfish. There is a noise curfew and many other rules that are never enforced in this community.

Do you like keeping your windows open when the weather is nice? This is NOT the place for you, between landscapers blowing dirt and dust into your apartment, and your neighbors smoking cigarettes outside your door, you will have ZERO fresh air in this apartment complex.

Please save yourself the stress and look elsewhere.

This is the perfect building if you want a quick walk to the metro, great restaurants and outdoor space. The common areas are well maintained and staff incredibly helpful. Unlike other apartments in this area, it has a large courtyard with a pool, lounge chairs and dining tables. It’s like having a touch of love
