Madera Valley charges for garbage, sewage, trash, water, on top of electric/gas. The rent seems low comparatively until you add up all these extra costs they put onto the tenants.
The unit I lived in was poorly insulated (which many other neighbors complained about as well) and the parking for guests was extremely limited.
Madera Valley stopped responding to my disputes of the unnecessary and excessive move out charges (carpet cleaning, painting - the apartment was left in perfect condition)... and then sent the charges to a debt collection agency that is now harassing me.
Stay far away from this property company. What you think you will save in rent will come back in the form of other charges, and their decision to send 300$ to collections tells you what kind of management company you'll be renting from.

Run Away!
Deplorable customer service once you give notice of move out. Do not expect any of your deposit back, even if the apartment is barely lived in. Actually, prepare to take your check book out. Run far away from this one.

Moved out after two years living here and only wished I could have moved out sooner. Everything about this place looks great when viewing the apartment, that is until you move in and the reality sets in. To start, there is very limited parking here. Each apartment or townhouse has one covered parking spot assigned to them, but each unit has two or more cars. There are very few additional spaces, which are shared between guests and tenants. So parking in the evening becomes a complete pain! There... is little or no turn-over of the cars in the open parking. The water and waste charges are not calculated per individual unit usage! Instead the complex receives one bill that is split across the entire complex. For me it was $70 every month for the 24 months I was there, whether I used little or a lot of water? Conservation be damned! The washing machines in the laundry facilities are always broken so your clothes are sopping wet before going into dryers. The water pipes in the complex are lead and they have both lead paint and asbestos in the walls and ceilings..eeeek! Even the simplest of maintenance issues take weeks to resolve, the front office is always waiting on approval from the property owners... We had serious issues with mold in our unit, which required repeat deep cleanings every month during late Fall, Winter and Spring or basically whenever it rained for more than a day. Smoking is prohibited in multi- tenant buildings in Marin but apparently this doesn’t apply here as everyone smokes on their patio or balcony so expect a lot of second hand smoke if you want to open your windows. Sadly there are a lot of irresponsible dog owners in this complex so watch where you step! Rent was increased after my first year and also second year, but I left before the second increase. The front office also tries to ‘nickle and dime’ you when moving out – say bye bye to your deposit. In summation, I would not recommend these apartments to my worst enemy. Be fair warned!

DO NOT MOVE HERE
PLEASE do not move here! It is so overpriced and the quality of the apartments is terrible. All the wood is fake and I found that the sink stopped working just a few months after moving in. Lots of noise from neighbors and the street and some nasty insects which I found in the apartment often. Very frustrating to live here at times, because at one point while the pool was being renovated (and still is being renovated after the project was started months ago), the tractor dragged dirt on the... pathway to the road. Then, after rain came down, the pathway to the laundry room became completely muddy. How nice and thoughtful of the leasing office, to leave a muddy pathway for the residents to walk on, just to track mud inside. I honestly hate living here and cannot wait to get out of my lease. Oh, and NOT TO MENTION, the apartments have asbestos and lead paint.

Location,location,location
I just renewed my lease at Madera Valley,and after a few years of living here, I find it hard to move out. The units are well maintained, there are many new landscaping improvements and the manager and maintenance crew are great. The only issues I have are related to smoking tenants, being the units so close to each other you can not avoid second hand smoke and that is a health issue that can only be addressed by the city of Corte Madera and of course high rent increases.
