Poor value for money

I've lived at these apartments for 6 months and here are the items currently ensuring I won't be here after my lease expires: AC units run constantly (and are old/loud). None of the appliances inside the unit are luxurious - they feel old and don't work well: burners on stove tilt to one side so all your sauce/oils move to one end of the pan, fridge and dishwasher clearly aren't high end (fridge is old top/bottom design, no cold water outlet, oven has no self cleaning, washer/dryer is small,... dishwasher is basic). There is very little water pressure (one shower barely turns on due to lack of pressure + there is so little pressure in the kitchen sink that you can't rinse salad dressing off of a bowl), neighbors have screaming kids (not normal, apartment kid noise), underneath the kitchen sink there is an 18" in diameter hole in the wall that leads to ? and causes weird smells, the floors are uneven, the shower is not level which causes water to pool in the middle of the shower floor. The community dumpsters are frequently full and unassigned parking spots are so small that cars park very close together. Love the location of the complex, dislike the lack of updating and absence of anything luxurious.

Noise complaints.

It’s nothing short of distressing to live below people who do not seem to care about any of the noise they are making above you. Subsequently causing severe anxiety and tension, especially during this already hard year of having to work from home.
The constant running, stomping, jumping, and beating on the floor that can start as early as 6:44am and sometimes lasting until after 10:30pm, resulting in the rattling of our windows and paintings hanging on the wall, along with the daily guarantee of...
sleep disruption.

Even more upsetting is notifying management about this issue and getting the reply that this building isn’t sound proof, being that it’s 30+ years old and living on the first floor can be noisy since the upper floors have plank flooring.
It’s then very confusing to me that if management knows this about the building and the units, why would they allow tenants to have//purchase and use heavy exercise equipment like treadmills, or rent to families with small children to these upper units potentially//likely causing many loud noise disturbances for the lower units.

When told that management had spoken to the tenants above, they asked them to purchase extra rugs to help with the noise absorption, however this only seemed to fuel our gracious neighbors to make even louder daily commotion and racket.

Noise complaint emails to management usually go un-replied to, however are quick to want to discuss my choices to endure the daily unease, discomfort, and anxiety for the remainder of our lease or “simply” look for another place to live. However moving out will come with large fees as we would be breaking the lease agreement, yet somehow the people who moved in after us, and are the cause of the noise complaints, can stay.

**Mind you we just moved in six months ago, and it's common knowledge that moving can be horribly stressful in and of itself, yet they suggest doing it again casually in the middle of an ongoing pandemic**

I would strongly advise against moving into this location, Camden Sea Palms, unless you are okay with the daily dread of being home while your neighbors are also home...or just move into an upper unit and live care-free.

Property Manager at Newport Palms Apartments responded to this review

Hi Tiffani,
Thank you for taking the time to leave feedback and to speak with me on the phone today. Living Excellence is very important to us at Camden and we are saddened to hear that we have not met your expectations during your time here. Please...
know that we have taken your noise concerns very seriously and have remained in contact with your neighbors each time we have received a report of disturbance. While we completely understand your frustrations, we have offered multiple options to you in hopes to rectify the situation. We cannot prohibit any demographic from moving in to a top floor apartment unit, as that is a violation of the law. We truly hope we get the chance to turn your experience around. Please let me know if you would like to move forward with either options we discussed on the phone today. We want all of our residents to have a happy living situation and would love to make this right for you. Please reach out to us with any additional concerns or questions at seapalms@camdenliving.com or 949.646.6787.
Thank you,

Move In Issues

I've been living here for ~3 weeks - here are the issues I encountered with the apartment upon move in + other impressions I've gotten of the property/apartment.

Issues upon move in:

1. Back door doesn't lock
2. Window in second bedroom doesn't lock
3. One burner on the stove doesn't work
4. Both large burners on the stove (electric) are warped so they don't make full contact with the pot/pan
5. Virtually no water flows out of kitchen faucet
6. Kitchen faucet smells bad (old, musty water...
smell)
7. Ice maker won't stop making ice
8. Multiple electrical outlets don't work
9. Master bath/shower has insufficient pressure to engage shower. I have to use the 2nd bathroom shower for now.
10. One light switch in the master bedroom controls an outlet in the bedroom (good), an outlet in the living room (bad), and the patio light (bad)
11. Air intake for the heat/AC rattles so loudly it's unusable
12. Kitchen faucet leaks

Here are some general impressions of the property:

1. Air conditioners - I'm not sure if every apartment has this issue but I'm unable to leave my master door to the patio open at night as the AC units are running at all times, even now, in the middle of winter. The AC units (~9 of them) are all directly outside of the patio/master bedroom.
2. Trash - Perhaps it's because of the holidays but the community trash and recycling cans have intermittently full since I moved in.
3. Parking - The non-reserved spots are small (even the reserved ones are snug). If everyone here drove Minis then there would be no parking issues, but there are a normal mix of cars/trucks/SUVs and that leads to some tight parking situations. There is street parking and the walk isn't far.
4. Walls are apartment thin - when there is a party or a screaming child next door you are aware.
5. Apartment design - this might sound stupid to some but the design of some aspects of the apartment are dumb. The track lighting in the kitchen is positioned so that it's always over your shoulder when you're using the sink. You're always doing dishes in a shadow. No dedicated storage for linens/pantry items. The kitchen faucet takes two hands to operate when you want to change it from spray to stream..

Camden by the Sea

I really don't have any complaints. It is quiet and the tenents are plesant. There are a few minor things I wish were different but all relate to decorating. The management is hands on and quick to help where needed. The rent is resonable. It's a nice place to live. I would recomend it.

Camden SeaPalms

The vaulted ceilings make the 3rd floor apartments make the rooms feel much larger.

The community is quite and most residents are 25-35. The worst part about this is place is the management. They are extremely unresponsive. I had my bike stolen and their response was to replace lights on the other side of the parking lot.
