I've been a resident of Avella for about 2.5 years. While it's a nice community it's plagued with an inattentive staff, poor parking, and constant fire alarms. A resident near me has been hoarding salvaged cars (6 total) without license plates or parking passes inside the community parking lot. After repeated calls to the front desk, they've yet to take any affirmative action for over 6 months. Well over 1/2 the cars in the community do not have parking passes, cars are parked in the fire line... daily, and no tickets are given out. The cherry on top has to be the daily fire alarms that go off in my building from residents. You should avoid this complex.
Update 3.7.24 (8 months in to the issue) The community has done close to nothing to fix the issue (despite your comment) and the parking problem continues to persist. Their only solution is for me to "take photos of cars without parking passes"....... which has also led to no action. The management team exhibits a complete inability to follow through and is incredibly inattentive. I'll be ending my lease here.

Lease Terminated Due to Pet Friendly Re-Designation
I’ll start off this review saying that, until recently, living at Avella has been a fantastic experience. It’s quiet, clean, well kept, has fantastic amenities, maintenance requests are taken care of in a timely manner - everything you could ask for in an apartment community/home. However, the reason for my less than favorable review is because our lease is being terminated due to our building being re-designated as “not pet friendly.”
All of this would be understandable if Irvine... Company/Avella would be more accommodating due to the nature of the request. The only thing the Irvine Company will help us with is by waiving the “transfer fee” for moving to either a new unit or a new community. There are currently no other open apartments that are of the same floor plan as the one that we are on. We also love our location and there doesn’t appear as if there’s another unit on site that is comparable.
Furthermore, there are a handful of other locations that have availability with floor plans we like but we were told that if we want to move to an entirely new community (even though it’s an Irvine Company owned property) that we would have to wait until our lease expires. It feels like we are being forced to pick a less than favorable location so we don’t end up without a place to live after our lease expires. You would think that a better plan would be in place when forcing tenants to move to an entirely new location than waiving a transfer fee and acting like we are being done a favor. Unacceptable.
Avella/Irvine Company Apartments this is extremely disappointing.

Will treat you like you are dirt!
I currently live in the Avella Community in Irvine, CA. Everything I have to say about the actual apartment and it's facilities are great. The one problem is how you are treated as a resident. This is my second time living in an Irvine Company Apartment Community, and they do not care at all about customer service. For example, the parking situation is horrendous as there are non-residents parking and taking up all the spots. When I moved in that was on of the questions I asked the leasing... coordinator. Her response was that every car in the community must have a parking permit otherwise it is illegally parked and will be towed. Well that is not the case at all. By about 8pm every night there are no spots available, not one! So residents that work nights end up having to park on the street, outside the community and of course all the cars parked out there got broken into. Windows smashed and all valuable stolen! When I confronted Avella about the problem they told me that "guests" have all the right to park here for as long as they want?!?!?! This is a bait-and-switch if I've ever heard of one. They treated me like non-residents have the same or more rights then someone that pays $2000/month in rent! I couldn't even get them to sympathies with me, just that it's too bad. Well this will be the last time I ever live in an Irvine Company property. BUYER BEWARE!!! I know I'm not the only negative review about their customer service.

Love where we live!
New Apartment Complex in Irvine. Absolutely beautiful community and apartments. My husband and I have lived in our one bedroom apartment for 4 months, and have loved everything about our apartment. The grounds are kept clean and well maintained at all times, and community activities available for entertainment each month. The staff is amazing! With each little question we have they are always available and willing to help and do not make it seem like we are a hassle. The maintenance staff is... prompt and friendly. The pools are definitely a favorite for us, as well as any guests we have had visit. Just like with any apartment there have been things that have needed repair, but were fixed immediately and without further attention. Avella has been such a wonderful host to us, and we would definitely recommend this community!
